Welcome to Balsam Bay RV Park (BBRVPI)!
We’re excited to have you here! To ensure a safe and enjoyable stay for everyone, please review the following key rules, regulations, and waiver of liability.

Your Agreement
Violating park rules may result in immediate termination of your Seasonal Lease Agreement without refund. You are responsible for the actions of your family, guests, and anyone you invite onto BBRVPI property.
Site Use
Must be 18+ to lease a Site. Leases are neither transferable nor refundable. One RV per Site. Keep your Site clean and tidy. No landscape alterations or building without authorization. Damages to Site or trees are your responsibility. BBRVPI will not be held liable if a tree branch, tree or anything attached to a tree falls onto property. It is your responsibility to notify staff of dead or dying trees around your Site. If it is determined to be a hazard, it will be removed. RV’s may be required to be moved off Site during the tree removal.
Water & Waste Systems
Black Water: Each Site is supplied with a 500 gallon waste water holding tank. It is your responsibility to ensure the tank does not overflow and to order service, at your expense, to empty the tank whenever necessary. Pump outs can be ordered by calling or emailing the office. Orders must be in by Tuesday for service on Friday.
Water: Each Site is supplied with a 100-gallon water tank and pressure system. Tank will be filled by BBRVPI with non-potable water. Province of Manitoba disinfection instructions can be found here: https://www.gov.mb.ca/sd/pubs/water/drinking_water/water_factsheet_cisterns.pdf
All equipment remains the property of BBRVPI. No modifications are allowed without prior written approval. Any repairs or replacements due to damage or modification of the equipment will be at your expense.
Vehicles
All vehicles/RVs must be insured. Only licensed vehicles may be operated in BBRVPI property. No electric vehicle charging on-site. No parking in vacant sites or on roadways.
Pets
Max 2 friendly pets per Site. Pets must be leashed, quiet, and cleaned up after at all times.
Campfires
Allowed only in approved pits. No burning garbage, food waste, or using liquid starters. Follow local fire bans and always extinguish fires when leaving or sleeping.
Wildlife & Waste
The area is known to have bears, deer, coyotes and other wild animals. Don’t feed wildlife. Keep Site free of attractants.
Noise & Conduct
Be considerate. Loud music and disturbances are not allowed. Generators may not be used without permission from BBRVPI. Alcohol and cannabis use is limited to your Site. No underage drinking or disruptive behavior. Zero tolerance for verbal/physical abuse. Violators will be evicted without refund. You are responsible for guest behavior at all times.
Hydro
Air conditioning units, heaters, and patio lights must be turned off when you are away. Turn off patio lights before retiring. BBRVPI asks for your cooperation with these regulations in order to conserve energy and keep electrical costs down. BBRVPI reserves the right to unplug a trailer without notification if air conditioning or heat is left on for extended periods.
Recreational Vehicles
No dirt bikes allowed. MPVs (ATVs, golf carts, etc.) permitted with noise and speed restrictions. Operators under 14 must be supervised by an adult as per Manitoba law.
Children
No playing on roads or other Sites. Children 14 and under must be on their Site by midnight. Parents/guardians are responsible for child conduct.
Visitors
Must leave by 1 AM if not staying overnight. Park only in designated visitor areas.
Prohibited Items
No fireworks, fi****ms (including BB/CO2 guns), or illegal substances.
Emergency Info
In case of emergency, dial 911 then contact BBRVPI.
Liability
BBRVPI shall not be liable for injury to any persons, or for property damage due to fire, theft, or accident. You are encouraged to carry personal insurance to protect yourself and your guests against such a loss. BBRVPI assumes no responsibility for the loss of person or property from any causes whatsoever.
Cancellations
Must be submitted by email only to: [email protected]. No refunds or credits.
Final Notes
Rules may change at any time without notice.
