Опубликовал большой гайд по Будве

Сначала хотел просто обновить старую статью, а в итоге переписал почти всё — специально несколько раз съездил туда, прошёлся по маршрутам, проверил места и переснял фотографии.

Внутри: сколько дней ехать, где жить, когда лучше приезжать, какие места вокруг реально стоят поездки.

Получился не список «достопримечательностей», а попытка объяснить город — чтобы было понятнее, подходит он вам или нет.

I’ve just published a long guide to Budva

I originally meant to simply update an old article, but ended up rewriting almost everything — I made several trips there, walked the routes, checked the places, and retook the photos.

Inside: how many days to stay, where to live, when to come, and which nearby spots are actually worth the trip. It’s not a checklist of sights, but an attempt to explain the city so you can understand whether it suits you or not.

Если у вас есть недвижимость в Черногории и вы давно не были там

Бывает так:

Объект покупался как инвестиция или «на будущее» или как дача в красивом месте.
Потом перелеты усложнились, ездить стало дорого, и дом или квартира теперь стоят закрытыми. Каждый год – налоги, коммунальные, мелкие поломки.
Продать сложно – не легализовано или еще какие-то причины.

И в итоге – ощущение, что объект не актив, а груз.

Я занимаюсь такими случаями.

Что обычно делаю:

- выезжаю и оцениваю реальное состояние
- разбираюсь с документами и ограничениями
- считаю возможную модель сдачи
- привожу объект в рабочее состояние
- беру на управление

Вряд ли получится достичь сверхдоходности. Но стабилизировать, убрать хаос и вернуть контроль я помогу.

A long-term guest just checked in. And of course, on the very first evening, the old electric stove died.

Naturally, it was Saturday night, and Sunday in Montenegro is a day off. Which meant no proper food until Monday.

Repairing it made no sense – it was old and had seen better days. But it was working perfectly fine before the check-in. I tested it several times, and so did the guest. The moment we signed the contract – boom.

So at 8:30 pm I rushed out to buy a new stove while the stores were still open, even though Google said they were already closed. The guest headed to a bakery to grab something ready-made. I ran into the store with ten minutes to spare before closing.

We made it. Stove bought. No one went hungry.

In Sutomore, we were replacing the water heater, and it turned out that even when the electricity was turned off, the live wire was still giving an electric shock.

Yesterday I went there with an electrician. We were trying to find the cause until 11 pm. We fixed everything.

Now it doesn’t shock anyone anymore, and the lamps don’t glow in the dark when they’re switched off.

Поправки к Закону об иностранцах приняли

В силу они еще не вступили, но остались формальности – закон должен подписать президент, потом их опубликуют в Официальном вестнике и через 8 дней они вступят в силу.

Когда это произойдет – не известно, скорее всего в ближайшее время.

Из нового – ВНЖ по недвижимости будут оформлять при ее стоимости от 150 000 евро, а не 200 000. Про ретроактивность точно пока сложно говорить. Будем изучать и будем смотреть как эти поправки будут выполняться.

Что делать? Переживать за то, на что мы не можем повлиять, точно не нужно. Поэтому, празднуем Новый год, ждем публикации и изучаем итоговый текст. В начале следующего года напишу конкретнее. Варианты есть.

Yesterday evening I went to the villa in Zelyony Poyas to install the repaired board in the boiler and check if it worked. I didn’t want to leave. I collected some branches, lit the grill, and sat with coffee watching the sunset.
