“PONTA MAPALO” INHASSORO:-
The weather in Mozambique is hot all year round – temperatures in winter (mid May to end July) range between 18 and 26 degrees Celsius and the rainfall occurs between December and March.
1 The property was purchased in September 1997 in the name of a registered Mozambican company.
2 The nearest airport and main centre is Vilanculos, approx 80km away with good tarred ro
ads. Most items (food, drink, medicines, hardware etc) can be purchased there. Inhassoro and Vilanculos have phones and cellular networks.
3 It is situated in the Bazaruta archipelago with Bazaruta Island being 45mins (±25km), Paradise Island 40mins (±20km) and Bartholomew Diaz Island 75mins (±40km) away by boat. The archipelago is renowned for its excellent dive sites, excellent game- and spear-fishing, whale, manatee and dolphin spotting and its crystal clear warm tropical waters.
4 The property is located on the beach 2.8km North of Inhassoro fishing village.
5 Lodges are being built on the cliffs above and behind Ponta Mapalo. Apart from two fishing lodges further to the North, we are the only dwelling actually on the beach.
6 The property is 4,000sqm with 200m of beach front.
7 All work done on the property has been carried out by a qualified Civil Engineer using sound practice.
8 The main house (130sqm under thatch) has 3 bedrooms (16sqm each), a bathroom/toilet, separate toilet, kitchen and living area. Everything is open plan in the living area with the lounge opening onto the large verandah via two triple hinged doors. There is a fourth bedroom at the side/rear of the house with toilet/shower for “travelling” staff.
9 Two thatched A frames occupy the southern part of the property. They are about 60sqm with a first floor area of 25sqm.
10 All rooms, bathrooms and kitchens have built-in cupboards. All wood work uses indigenous hardwoods – mainly wild mangrove and iron wood.
11 All units are fully furnished (including beds and linen), are fully equipped for self catering and have their own braai/barbeque area.
12 The property is serviced with electricity with a standby generator in a dedicated generator room. Water is supplied from a 5,000l header tank which is fed by an onsite borehole (5,000l/hr) with inline filtration system and a flotation cutout system.
13 The north of the property comprises two store rooms, the generator house, parking and about 70sqm of garden.
14 Erosion control has been implemented throughout including contours, drainage systems and a Lofeling system along the beach front with a 60cm concrete foundation 1.5m into the beach.
15 The garden is totally grassed, has many indigenous trees, ±30 ten year old palms, amarula trees etc. The front has been hedged with the Casuarina tree which has excellent root systems to stabilise the beach.
