The best-performing properties find a balance.

Design matters, especially today, when vacation rentals are competing for attention.

But design without comfort and functionality rarely leads to repeat stays or consistently great reviews.

In a short-term rental, picking an item isn’t just about the item or how it looks.

It’s about how a guest will use it… and how they’ll feel while using it.

That’s why looking at choices like:
* Space supporting real routines
* Comfortable for the kind of guest you’re targeting
* Seating that guests actually want to sink into
* Sleep setups that make people eager to go to bed
* Privacy + light control that matches your guest avatar
* Finishes that hold up to real turnover, not just photos

Because guests aren’t only booking a space.

They’re booking the experience of living in it for a few days.

Safety isn’t something guests want to think about, they assume it’s handled. They only notice it when something feels unclear… or when something goes wrong

That’s why safety should be treated as part of the guest experience

From property inspections and code-aligned details (railings, deck conditions and capacity, etc) to the quieter decisions that reduce risk (proper fire pit use, even what you choose to stock or not stock, and more).

At the very minimum, we look for:
* Secure, well-lit access to the property
* Solid, well-maintained locks on doors and windows
* Smoke & carbon monoxide detectors
* A first aid kit and fire extinguisher that are easy to locate quickly

And just as important: clear communication. Guests should know how entry works, what’s in place to protect them, and where safety devices, like cameras are (and aren’t), so safety feels transparent, not intrusive.

Because great hosting isn’t only how a space looks and trust isn’t built through amenities alone.

Safety is a wide, ongoing standard, not a single checklist. At Your Next Level Stay, we’re constantly learning, following experts, and updating what we require in our properties as best practices evolve.

You can pour your heart into a space… and still undersell it if your listing photos don’t tell the full story.

Because guests aren’t only booking a property, they’re booking the feeling your design creates. And the fastest way to tell a story that communicates that feeling is through photos.

Think in two layers:
1) The big picture, the shots that show the flow of the home
2) The details: The little moments that quietly say: this host thought of me.
The view-side seating that makes coffee (or a glass of wine) feel like the main event
The board games staged mid-play that instantly feels like a fun night in
The outdoor seating that makes you want to stay one more night
The small functional touches, yes, even the bathroom hooks

Those close-up shots aren’t filler. They’re the story behind your standards.

If you’ve created something special, don’t keep it hidden in the background of a wide shot. Show those spaces on purpose, make them visible. They’re often the reason someone chooses your property over another. That’s how a listing goes from “nice” to booked.

Most hosts try to “stand out” by guessing what guests might like. But the best insights are already out there.

They’re sitting in reviews.

At Your Next Level Stay, we spend time looking at what guests consistently mention across top-performing properties in the same market.

Not just the big features.

The small details that keep showing up:
What guests notice
What they appreciate
What they remember enough to write about

That’s where the real signal is.

Because when something appears again and again in guest feedback, it’s no longer a preference.

It’s a pattern.

Instead of asking:
“What should I add to my property?”

You start asking:
“What are guests already responding to, and how do I apply that to my property?”

That’s how better decisions get made.

Not by copying.

But by understanding what actually matters to the people booking your space.

Cleanliness doesn’t start at checkout. It’s shaped throughout the stay.

One simple way to maintain a well-kept space? Make it easy for guests to take care of small things as they go.

A quick spill.
A messy counter.
A minor accident.

These moments happen. And when guests can handle them easily, the space stays in better condition without extra effort on your end.

Think about accessibility:
• Cleaning supplies that are easy to find
• Enough lighting so nothing feels hidden or inconvenient
• Simple setups that don’t require guests to ask for help

It’s not about expecting guests to clean. It’s about removing friction when they want to.

Because when a space is easy to maintain, it tends to stay that way. And that consistency shows up in smoother turnovers, fewer issues, and better overall experiences.

The small, practical details often make the biggest difference:

• Clear pathways that make it easy to navigate with luggage
• Durable touches that protect high-traffic areas over time
• Thoughtful placement of items so guests don’t have to search

Because what feels “obvious” to a host isn’t always obvious to a guest.

Where are the extra linens?
How does the space flow?

What’s intuitive… and what requires guesswork?

At Your Next Level Stay, we think ahead to these moments. Sometimes it’s as simple as:

• Placing items where guests naturally look
• Adding subtle guidance where needed
• Designing the space to prevent wear before it happens

Because great hosting isn’t just about aesthetics.

It’s about creating a space that is enjoyable and works, without guests having to think too hard about it.

One of the most common mistakes when setting up short-term rentals we see is spending evenly across everything, when in reality, some areas matter more than others.

There are places where it makes sense to keep things simple:
• Everyday kitchen items that go through constant use
• Pieces that are more likely to wear down or get replaced over time

These don’t need to be premium. They need to be reliable and easy to maintain.

Then there are areas where a small investment can go a long way. Lighting is one of them. The right lighting can change how a space feels, how it photographs, and even how spacious it appears. It doesn’t have to be expensive, just well chosen.

At Your Next Level Stay, we think about this as allocation, not cost.

Where does each dollar create the most impact? Because the goal isn’t to spend more.

It’s to create a space that feels considered, while still protecting your long-term return.
