One important thing when acquiring properties: the more exit strategies you have, the better investor you become.

A property isn't just a flip or a rental anymore.

Depending on the numbers, the same property could become:

🏠 A long-term rental
🏠 A short-term rental
🏠 A mid-term rental
🏠 A BRRRR project
🏠 A wholesale deal
🏠 A seller-finance opportunity
🏠 A coliving property
🏠 A master lease opportunity

The investors who survive changing markets are the ones who can pivot.

Every deal I look at now, I ask myself:

👉 "If Plan A doesn't work, what are Plans B, C, and D?"

Having multiple exits doesn't just create more opportunities—it reduces risk and helps you make smarter decisions.

The more tools you have in your toolbox, the more deals you can do.

🚩 Property Management Red Flags (Trust Your Gut)
“Hire slow. Fire fast.” Especially with property management.
Most red flags show up early — we just ignore them.
Vague answers.
No clear billing or verification and lack of communication.
No real tenant follow-up.
Non-payment dragging on.
Evictions “started” but nothing actually filed
Missed rent is a huge income loss — and it’s not quick to recover from.
I’ve learned this the hard way:
One mistake happens. Patterns don’t.
Property management is a business relationship.
If it doesn’t feel right, the numbers will eventually prove it.
Trust your gut.

I need to hear this! 👀

It’s easy to feel productive when you’re:
– Watching trainings
– Joining new mentorships
– Saving posts
– Taking notes

But that is not taking action. You're better to take action and learn as you go especially if you've already joined mentorships and programs.

Shiny Object Syndrome feels like progress…
until you realize you’re stuck in the same place, just better informed.

The biggest shifts in my business didn’t come from watching videos.
They came from:
✔ making the call
✔ sending the message
✔ analyzing the deal
✔ showing up consistently — even when it wasn’t perfect - and things definitely are not perfect!

If you’re feeling overwhelmed, it’s probably not because you don’t know enough.

It’s because you’re avoiding the action that matters most.

One of the biggest lessons I’ve learned in real estate: don’t do it alone.

Mentorship and community matter more than people realize. Being surrounded by investors who are actually doing what you want to do helps you move faster, avoid costly mistakes, and stay grounded when things get hard.

I’m grateful to be mentored by J/K's Real Estate Partners, and to be part of a community where real conversations and real growth happen.

That same community is how strong relationships are built — including with private lenders. Deals don’t happen in isolation; trust is built over time, in the right rooms.

I’m still on the journey, but I’ve been able to build a small portfolio along the way — a few properties in Cleveland and one in Florida — and none of it happened without learning from people ahead of me.

If you’re trying to grow in real estate (or anything, really), my biggest advice:
👉 Don’t go at it alone
👉 Find people who challenge you and support you
👉 Get in rooms where the conversations stretch your thinking
