With Amazon's Black Friday Sales running now through November 29th, I figured it’s the perfect time to share some of my favorite vacation rental essentials! 🛋️☕️

I went all in when stocking my rental—consulting countless lists, researching every product, and learning things I never imagined I’d need to know. The result? A list that’s not totally comprehensive (there’s always more to learn), but packed with game-changing items highlighted in green. These are the ones that will boost reviews and save time, money, and headaches.

A few highlights:
✔️ A TV that automatically logs guests out of subscriptions at the end of their stay.
✔️ Coffee mugs with unique colors and patterns so everyone keeps track of theirs.
✔️ Pots, pans, and knives that actually work—because dull knives and scratched-up cookware aren’t the memories you want your guests to leave with.

📸🌟 The Journey Continues or Begins... I'm not quite sure. 🌟🏡

Starting a business has been one of the most challenging and exciting things I've ever done. From endless hours of research to navigating the unexpected bumps along the way, it’s been a wild ride. Oh my gosh... Websites and email will be the death of me. But I’m so excited to finally be launching Good Vibes Vacay—where I get to combine the art of photography with my obsession for vacation rentals. 💼📷

As I dive deeper into this world, I’ve realized just how many factors can make or break a property’s success. It’s honestly overwhelming! But one of the most eye-opening things I’ve noticed is how many gorgeous, high-end vacation homes are presented with... not-so-great photos. I’ve seen million-dollar properties being advertised with grainy phone pics—after all that effort of saving, renovating, and furnishing!

The reality is, the first five photos on a listing will make a huge difference. They tell the story of your space, set the tone for the experience, and draw people in. No pressure, right?! 😅

I feel super grateful that my background in photography gives me the chance to help people showcase their hard-earned investments in the best possible light. ✨

Exciting News from Good Vibes Vacay! 🌟

For years I've been investing countless hours into learning everything about the vacation rental industry—attending conferences, joining a mastermind, reading books, watching youtube and applying that knowledge to our rental. With thousands of hours invested, I finally compared my listing against others in the market, and I'm thrilled to share the results!

Our listing is the top property (on the left in the image below) and outperforming comparable 3-bed, 2-bath properties in annual revenue by $34,933, or 63.1%! The other properties are really well managed and have more 5 star reviews. Yet we’re generating $187 higher in Average Daily Rate! 📈

🌟 Thanks for following our page! We are absolutely thrilled about this exciting new chapter for Good Vibes Vacay.

Starting this venture stemmed from our deep love for creating memorable experiences in Wisconsin's beautiful vacation spots. We believe everyone deserves a getaway filled with relaxation, adventure, and of course, good vibes!

Recently, I had an eye-opening experience that reinforced the need for our personalized approach to vacation rental management. While photographing a listing managed by a large company, I saw firsthand how even beautiful properties can be overlooked due to poor management. The property owner was struggling with low bookings and outdated, unappealing photos that didn’t showcase their home’s true potential. Despite their efforts to get better photos uploaded, their management company was unresponsive and slow to act.

This mismanagement left their listing buried on page 9 out of 14, virtually invisible to potential guests. In contrast, similar properties we manage at Good Vibes Vacay enjoy premium rates, high visibility, and frequent bookings thanks to our dedicated, hands-on approach.

So, I did a thing... I started a 3rd LLC: Good Vibes Vacay LLC! 🚀🏖️ Between running our Airbnb in Baraboo and Virtual House Media, I've become somewhat of a vacation rental/Airbnb aficionado. Seriously, ask me anything about turning a rundown property into a 5-star stay! 🏡✨

Good Vibes Vacay LLC is here to manage vacation rental properties for other owners.

Our Airbnb has been a labor of love—hours of sweat, research, and creativity transformed it into one of the top-rated spots in the area. I'm beyond proud to say every single one of our 48 reviews is a glowing 5 stars! 🌟 We've reached guest favorite status and consistently boast high occupancy rates at prices that make other listings jealous. 🤩

But I couldn't have done it without the incredible support of Libby. ❤️ She's been my rock, encouraging me through every step of this journey and cheering me on as I dive into these new ventures.
