First peek at AVDOO's proposed condo tower coming to 68 King Street in Hudson Square. The 30-story tower will have many unique layouts with terraces, loggias, and arched windows. The residences will overlook low-rise West Village, providing for some epic views of Manhattan.
It will rise down the street from the new ABC-Disney HQ and Google's massive new outpost.

A kangaroo crane is going up at 343 Madison Avenue near Grand Central. Developed by BXP and designed by KPF, the $2 billion office tower has already pre-leased half of its 930,000 square feet. At 46 stories, 829 feet tall, it will rise slightly higher than the nearby MetLife Building, giving NYC the three tallest office towers currently under construction in the U.S.

The number of Manhattan apartment sales recorded surged nearly 50% week over week. While a $47M full-floor condo at Central Park Tower was the top deal by far, many of the other top sales occurred in individual NYC landmarks including 108 Leonard, The Beresford, and the Apple Bank Building where a 2-bed co-op owned by the late musician Harry Belafonte sold for $2.73M.

Brooklyn-based Terra Developers has purchased 500 Columbus Ave. for $28M, likely eyeing a condo redevelopment. The 5-story building at the corner of West 84th Street is situated in the Upper West Side Historic District, a block from Central Park and the American Museum of Natural History.

Conceptual designs by ZArchitecture shows the existing building restored with a contemporary terraced addition above. Exterior changes will need to be approved by the Landmarks Preservation Commission.

Given the demand for housing in Manhattan, we should be building more than 10-story buildings on sites atop subway stations facing two wide major streets.

Nevertheless, developer Delancey Street Associates and designer S9 Architecture have released plans for a 99-unit mixed-income rental building at 100 Essex Street, the former site of the historic Essex Street market and one of the last undeveloped parcels in the Essex Crossing master plan.

Twenty-six units will be affordable (below market-rate rents), and there will be four retail spaces to enliven the corner. Construction could begin as soon as this fall, with completion anticipated in 2029.

Happy to see good brickwork making a comeback in NYC.

Over at 288 E 88th St. on the Upper East Side, leasing is underway at The Langdon, a new 26-story rental tower with eyewatering rents ranging from $12,850/mo. for a 2-bed to $44,950/mo. for a five-bed penthouse with a loggia.

Manhattan continues to do a stellar job of making us all feel poor.
