Well behaved dogs and cats can still get scared on 4th of July! Fireworks can alarm them unexpectedly.

1. Make sure your dogs chip information is accurate! Address and phone numbers! Make sure they are wearing their collar today!

2. If you are away from home ot just for extra safety tape or pin a second phone number to your pet collar for ease of return.

3. If you have a dog door, lock them up. Keep them inside and double lock that outside gates are secured. (A scared dog can jump or climb things you didn't expect. )

4. Give them lots of extra attention early in the day, play with them, swim with them lots of pets.

5. Provide a safe space. Sometimes a kennel (no collar ) a special bed, extra blanket. Music or TV on louder than usual. Calming treats.

6. Cats can sometimes startle as well. If you have an outdoor cat keep them locked inside as well.

We had multiple vendors come to present today. They discussed not only how they help us as property managers. But also how they benefit our owners most and work on preventative maintenance. As well as the best ways to communicate with tenants to protect us and our owners.

In addition, they discussed substances that we can add to our annual inspections to create a seamless experience for tenants and owners.

TSMC and other professional growth is a huge impact on our market. We anticipate as new employees come in the Mid-term space with thrive. Of course many will quickly transition to Long term rentals and buying as well.

Played a fun game today! How many properties can I visit in 1 day.
The current answer is 7 properties and my office.
Between the multiple Tenant check outs that happened April 30th and needed inspection. The Property prep for 2 more and my listing for sale it was a busy day. I did cancel meeting a contractor at my Scottsdale property but then added an SOS lockout at another.
Despite running around town I love my job! Now to the computer work to send Deposits to my wonderful tenants!

When. Looking at ads on units. Use your space well! This little unit will fetch between $1600 and $2200 a month depending on season. That covers the mortgage for some!

Michelle and I were on our way to check out a property when this little guy decided to interrupt our schedule! Luckily we were able to get him off Tatum road, chip checked and back to his mamma pretty quick!

We almost got a new mascot dog!

We have Engineers who needed a couple larger units. All of ours were booked for their dates. Within 48 hours this referral came in and we were able to acquire management and place tenants 3 days later!

This 3 bedroom / 2 bathroom in Litchfield park is close to the freeways, has a community pool, gym and beautiful community center!

Little features can make a big difference. Like changing out the pumpkin orange countertops to a beautiful butcher block (under $200).

Since my Basement apartment does not have a stove I added a 2 burner option.

With the XL Air fryer Toaster oven combo and the griddle, it's just as good as a kitchen and fetches the same rents!
