94% occupancy from October to April — 200 nights out of 212.
AED 355 average nightly rate, across 18 bookings.
AED 81,598 in rental revenue over the seven months.

In March, when hotel occupancy across Dubai was 36% (Dubai Department of Economy and Tourism), this apartment was booked every night of the month.

On a long lease the same apartment brings AED 60,000 for a whole year. It passed that on 24 February, with two months of the season still to run.

These are rental revenue figures, before our management fee. We will run the same numbers on your unit before you commit to anything.

Dubai welcomed 869,000 international visitors in August, the highest monthly figure since February. Hotel occupancy went from 36% in March to 66% in August. (Source: Dubai Department of Economy and Tourism, September 2026.)

October is when the season starts. The apartments that earn the most this winter are the ones ready in the first week of October — not the ones that start looking in November.

Getting a unit live takes about ten days: permit, photography, listing build, pricing calendar, smart lock. Start in November and the first bookings of the season are already gone.

We are taking on a limited number of units for the 2026/27 season.
