My First Bali Villa

I’ve just finished setting up our first subleased villa in Bali

A peaceful 2-bedroom pool villa in Canggu, one of the most popular areas on
the island.

Numbers:
Rent: $24K / year (including bills, gardener & housekeeping)

From UK Pubs to Dubai Airbnbs | Our Midlife Pivot Story 🏡🌴

I never imagined I’d be starting over in my 40s — but sometimes life gives you a better plan.

For 20+ years, my wife Sacha and I ran restaurants, pubs, and a boutique hotel across the UK and Caribbean. Then COVID hit. Overnight, the businesses shut down.

The only thing that kept us afloat?
The properties we’d quietly invested in.

That was the wake-up call.

We sold our hospitality ventures — not out of failure, but to start something new. That something led us to Dubai, where we now run a growing Airbnb subleasing & property management business.

Today, we’re building with more clarity, more freedom, and less stress.

💡 Not every Airbnb unit is a winner — and this one taught me a big lesson.

This Downtown Dubai 2BR was my first-ever subleasing unit.

When I took it on, it had partial Burj Khalifa views… but soon after, a new building went up and blocked them completely.

Add to that — it’s a low-floor unit right above a busy road. Guests weren’t impressed.

📊 The hard truth over the last 12 months:

🏠 Setup cost: AED 56K
💰 Annual rent: AED 160K
📈 Revenue: AED 272K
📉 Net profit: AED 40K

It still made profit in Year 1… but with the ongoing construction noise, I’m not sure we’ll match last year’s revenue until the lease ends in Feb 2026. That means there’s a risk of ending the lease at a loss — thankfully we have the high season (mid-Sep to mid-Feb) to try and maximise profit (or minimise losses).

It’s bittersweet because this was my first step into Dubai… but smart business means knowing when to walk away. I won’t renew this lease — I’ll move the furniture to a better-performing unit.
