One night in a two-bedroom ocean view apartment in Surfers Paradise paid $404, after commission and fees, cleaning excluded.

A long-term tenant at $1,400 a week works out to about $200 for the same night. That's roughly double, in a month that isn't peak season.

Photos that promise more than the place delivers.
A check-in that needs a phone call. Test your instructions on someone who's never been there, and use short videos.
Slow replies. Superhost needs a 90% response rate within 24 hours.
Trusting the clean without checking it.
Not saying what isn't included, from pool closures to shared amenities.
Ignoring the first complaint. Act on the first flag, and reply to every review.

Why it matters: nine 5-star reviews and one 2-star average 4.7, which is below the 4.8 Superhost bar. With few reviews, one mistake moves your average a long way.

Eight nights in a two-bedroom ocean view apartment paid $3,587 after Airbnb fees and discounts. A long-term tenant at $1,200 a week would have paid $1,371 for the same eight nights. That's about 2.6x, or roughly three weeks of rent from a single stay.
