And just like that, another snow season wraps up. ❄️

1,678 guests through our doors in three months. Behind that number is a lot of people we want to thank.

To our owners, thank you for trusting us with your properties through the busiest season of the year. To our cleaners, linen crews and tradies across the Snowies and the Coast, you're the reason the standard never slipped, week in, week out. And to every guest who chose one of our places for their winter escape, thanks for coming, and for looking after the homes like your own.

Seasons change. Sometimes your property manager should too. 🍂

Spring is on the doorstep. The snow season is entering its final stretch in the Snowies, and the Coast is about to wake up for the warmer months. This is the time of year that separates managed properties from actually managed properties: pricing reset for the shoulder season, listings refreshed, calendars sorted before the spring bookings land.

Loving what Mountain Spa is doing at Man From Snowy River Hotel. Ice bath, sauna, vichy shower, the lot. 🧖‍♂️❄️

A little bit of torture goes a long way. Big day on the mountain, then straight into recovery mode. Head clear, body reset, ready to do it all again.

Book a session in when you're up next. Your legs will thank you.

Little tip for owners. 🙏

Every now and then, one of our owners will message us and say "hey, I can't see my listing online anymore, is something wrong?"

👉 99% of the time, the listing is completely fine.

What's actually happening is a cache thing. Airbnb and Stayz sometimes hide your own listing from you when you're logged in or searching from the same device you host on. It's a platform quirk, not a problem with your property.

The quick fix:

🙏 Open an incognito window (Chrome or Safari, right-click new window)
🙏 Search your suburb, dates, and guest count
🙏 Your listing should pop up like it does for any guest

If it shows up in incognito, you're all good. If it doesn't, then it's worth a proper look, and give us a call.

Guests ask us all the time: where's good to eat on the Central Coast?

Here's where we point them, coffee first, dinner after.

😜 For coffee and brunch:

1️⃣ Tommy's Cafe, Gosford. Great food, friendly crew, and the kind of spot you settle into.

2️⃣ Legend Coffee and Culture, West Gosford. Specialty coffee roasted right there on site. For the ones who take their coffee seriously.

3️⃣ Kincumber Post Cafe. The old Kincumber post office turned into an everyday brunch spot. House-made everything, and dogs are welcome in the courtyard.

😜 For dinner:

1️⃣ Carne & Cucina, Erina Heights. A proper butcher by day and an Italian restaurant by night. Worth booking ahead.

2️⃣ La Fiamma, Ettalong Beach. Woodfired pizza done the traditional way. A local favourite for years.

3️⃣ OYA Bowl Bar, East Gosford. Authentic Japanese ramen and donburi. Regulars reckon it beats plenty of the big city spots. 🍜

Rest days matter as much as riding days. 🧖‍♀️

Big fan of what Jindabyne is doing. Sauna, ice bath, breath work, all the good stuff for the body after a big day on the mountain.

Pools and spas are a game of details, especially in winter. 💦

Heated are one of the biggest draws for a guest booking a cold-weather stay. And one of the fastest ways to turn a 5-star into a 3-star review if they're not right.

Cloudy water. Chemicals that sting. A cover left off. A spa that takes 3 hours to heat and no one told the guest.

None of it dramatic on its own. All of it lands in the review.

The properties that win with a heated pool or spa aren't the ones with the fanciest tech. They're the ones with a routine.

🙏 Filters cleaned on a schedule
🙏 A note in the welcome guide so guests know how to use it
