📣 Did you know about the 90-night rule in Perth, WA?

In Western Australia, if you rent your property out for more than 90 nights per year, you are required to obtain Development Approval (DA) from your local city or shire.

This applies to all unhosted short-term rentals (where the host does not live on site).
Each council may have slightly different requirements, but under the new WA STRA framework (commencing 1 January 2025), DA approval is needed if your property exceeds the 90-night threshold.

✔️ Where to apply:
You must lodge a Development Application through your local council’s planning department.
Common local councils include:
• City of Stirling
• City of Vincent
• City of South Perth
• City of Bayswater
• City of Perth
• City of Wanneroo
• Town of Cambridge
• City of Joondalup

✔️ What they usually require:
• Property management plan
• Parking plan
• Noise & behaviour management
• Waste management
• Floor plan/site plan
• Certificate of Title (valid within 6 months)
• Application fees (varies by council)

Did you know that from 1 January 2025, every short-term rental property in Western Australia must be officially registered before you start hosting?

All properties — whether hosted or un-hosted — need to be registered through the DMIRS Short-Term Rental Accommodation Register.

💰 Fees in WA:
• $250 registration fee (once-off when you apply)
• $100 annual renewal

This applies to all STRA properties across WA — including Airbnb, Booking.com, Stayz and direct bookings.
