B&B/AIRBnB LONG/SHORT TIME RENT LEGAL AND JURIDICAL INFORMATION CONTRACT TERMS
NOTE: THE LEGISLATION regarding the LONG TIME RENT is also applicable for the formula AIRBNB and B&B except for 1 till 6. LONG TIME RENT:
For a long time rent some prerequisites are mandatory:
1. Prove of financial capability either by showing employment paper, either by acknowledge the rent can be paid 1 month in advance and therefore financial needs are available.
2. In case of not paying the fee within the first 5 days of the month, the owner has the ability to remove the guest as per immediate.
3. Extra costs will be presented upon usage of kitchen – participating in meals as follows:
a. Usage of kitchen furniture for cooking : 5€/day
b. Joining the dinner/breakfast is allowed by paying an extra fee of 100€/month.
4. In the standard service is included:
a. Usage of the refrigerator to store own products fresh
c. Usage of coffee machine to prepare coffee or
heat up the water for tea. Water, coffee and tea will also be available. e. Bathroom is available
i. Including shower
ii. Including towels
f. bedding
5. All elements from 4. Are without extra fee upon normal usage. To calculate this the owner’s costs will be divided by 2 and if the amount the owner needs to pay to the instances, the difference will be invoiced.
6. Cleaning of the room (weekly) and refreshing the bedding. The cost for cleaning is due to the owner.
7. Extra features like bike rent, other transportation by the owner will be charged at 5€/day for a bike and 5€/trip > 10kms.
8. The guest is not allowed to invite third parties, subrent his room before agreement of the owner.
9. Social distance is provided by the owner and is also a mandatory request from the guest. This includes:
a. Private time as from 09:00 PM till 06:00 AM. b. During that time noise level , cooking abilities IN the house is not allowed unless the owner agrees on execption.
10. The owner locks the house before leaving. If the guest uses to stay a key will be provided for the day or time being and guarantee will be asked for the key.
11. Upon lacking closing the house when guest leaving can lead to end the contract by the owner.
12. Other services as language practicing, mental and physical training can be obtained upon request. For this contact the owner.
13. Upon sickness and medical intervention the owner will take the costs in advance but needs to be refunded by the guest.
14. The house is protected by smoke and gas alarms. Upon activation of these the guest needs to leave the house as soon as possible.
15. No post is allowed (unless with an ‘holiday character’).
16. All juridical, state and or criminal activities, from past and current can lead to the end of the contract.
17. The guest needs to give prove of good citizenship(provide by local government).
18. GDPR rules are applicable: no photographic nor any form of comment can leave the ‘house’ without written approval of the owner. In that agreement there will be specified what is allowed. Same for the rights of the guest. All is settled by a contract 1 to 1.
