Preventative Maintenance Is Guest Experience Protection
In short-term rentals, many problems can be prevented before the guest ever arrives.
A broken air conditioner during a heat wave, a hot water tank that stops working, an overgrown garden, a window that will not open, or a loose chair may feel unexpected.
But often, these are issues that developed slowly and were not caught early enough.
Preventative maintenance should be part of every STR operation.
That can include:

✅ Inspecting the roof, gutters, and exterior
✅ Checking the hot water tank
✅ Testing windows, doors, locks, and screens
✅ Tightening loose furniture and hardware
✅ Lubricating squeaky doors and hinges
✅ Touching up marked walls
✅ Professionally cleaning windows
✅ Maintaining gardens and landscaping
✅ Scheduling spring and fall cleanups
✅ Inspecting decks, railings, walkways, and outdoor furniture
✅ Power washing driveways, patios, steps, and walkways
✅ Removing moss, algae, dirt, and cobwebs
Power washing is not only about appearance.
Walkways, steps, decks, and driveways can become slippery over time, creating both a safety concern and a poor first impression.
These tasks are often outside a cleaner’s regular turnover checklist.
That is why every property should have a separate maintenance schedule.
Some items may need checking every three months. Others may only need attention seasonally, every six months, or once a year.
A trusted handyman can also visit once or twice a year to complete small repairs and identify problems before they become emergencies.
Another useful step is to spend a night at the property yourself—or ask someone you trust to experience it as a guest.
Sleep in the bed.
Use the shower.
Open the windows.
Sit on the furniture.
Walk through the property at night.
This often reveals issues that are easy to miss during a quick inspection.
Preventative maintenance protects the guest experience, the owner’s investment, the property’s reviews, and the revenue the listing produces.
The best time to discover a problem is before the guest does.
