For Hosts Affected by Evacuation Orders in NL (Western Bay — Salmon Cove and beyond)
To all fellow hosts navigating cancellations due to evacuation orders — here’s a quick guide to help you recover funds and protect your account, guests, and property.
✅ 1. Cancel the Right Way
If you must cancel a booking due to government-issued evacuation, select “extenuating circumstances” or “health and safety risk” when prompted.
Be clear in your message to the guest — mention that it’s due to a mandatory evacuation order, not a personal decision.
📁 2. Save Documentation
• Keep a screenshot or PDF of the evacuation notice
• Record dates, address affected, and official sources (news articles, weather alerts, etc.)
🛡 3. Understand What AirCover Does and Doesn’t Cover
• AirCover does NOT reimburse hosts for lost income when we cancel due to emergencies.
• It may assist with:
◦ Property damage/loss
◦ Guest relocation costs (if you assist them finding a new place)
➡️ Guests may get full refunds, and you won’t be penalized under Airbnb’s Force Majeure policy, if it's activated in your area.
💸 4. Check Your Insurance Coverage
If your STR insurance includes business interruption coverage, you may be eligible to recover lost income from cancellations caused by evacuation or fire risk.
Call your provider and ask:
• Is mandatory evacuation considered a covered peril?
• Can I file for business interruption even if the property isn’t damaged?
🤝 5. Support Guests & Fellow Hosts
If you’re safe and still able to host, consider opening your calendar for displaced guests or fellow hosts. If you're evacuating, let guests know clearly and kindly — many are understanding during emergencies.
