It was a busy summer at Stay with Darby, welcoming 6 new properties! Now we’re gearing up for ski season with 3 more at RED Mountain—a beautiful house in Caldera and two brand-new two-bedroom units in The Daly. 🏔️❄️

And while winter is on its way, I’m already building our Stay & Play packages for next summer. There’s always something happening around here! ⛳️

Who notices the damage? 👀

Accidents happen. Things get broken. Sometimes it’s a guest. Sometimes it’s wear and tear. Sometimes nobody even realizes something happened.

You can absolutely put your property on Airbnb, manage the bookings yourself and hire a cleaner.

But here’s the question:

Who is actually managing the PROPERTY?

Is your $25/hour cleaner expected to notice a damaged door, document it, figure out which stay it happened during, contact the guest, get repair quotes and start a claim?

And if you live out of town and don’t walk through the property between guests… when do you find out?

That timing matters. Airbnb requires hosts to document damage and pursue the responsible guest within specific time limits; photos, videos, receipts and repair estimates can all be important to a reimbursement request.

This is where local, hands-on property management earns its fee.

We’re not just managing an Airbnb calendar. We’re keeping eyes on your investment, communicating with cleaners, identifying problems, documenting damage, coordinating repairs and dealing with issues before the next guest walks through the door.

Listing your property on Airbnb is easy. Building a vacation-rental business is a whole different thing. 👀

Airbnb is an important booking channel, but it shouldn’t be the entire strategy.

I believe in creating more ways for guests to find your property — Airbnb, Vrbo, direct bookings, repeat guests, referrals, local partnerships, Century 21 Kootenay Homes and my own marketing.

The goal isn’t just to get the next booking. It’s to build a property guests remember, recommend and return to.
