OCCUPANCY OPTIONS
OPTION 1 – STUDENT ROOMS (SHARED STUDENT HOUSING) - Ideal for local and international students.
• Furnished single or double occupancy rooms available throughout the home (4 upstairs + 2 basement)
• Shared kitchens, bathrooms, living, and dining areas
• Laundry located in basement and accessible to student tenants
• Minimum stay: 1 month
• Flexible shared housing agreement
• Utilities included in rent
Typical student room rates range from approximately $500 to $800 per person per month depending on room size and occupancy. Several students from UTSC and Centennial College have previously stayed in the home.
IMPORTANT: If the home is occupied by individual student tenants, the basement will not be rented to a separate household in order to maintain privacy and a shared student living environment.
OPTION 2 – UPPER UNIT ONLY (FAMILY OR SINGLE HOUSEHOLD) -Suitable for families or professional groups seeking a long-term home.
• Entire upper unit (4 bedrooms / 2 full bathrooms)
• Living room, dining area, and full kitchen
• Four driveway parking spaces available
• Lease type: Standard Ontario Lease (Residential Tenancies Act compliant)
• Long-term tenancy preferred (typically 1 year) Basement availability may vary depending on occupancy arrangements.
• Rent: $2,700 per month + utilities
OPTION 3 – ENTIRE HOME (SINGLE HOUSEHOLD OCCUPANCY) - For families or households who prefer full privacy and exclusive use of the property.
• 6 bedrooms total (4 upstairs + 2 basement)
• 3 full bathrooms
• Two kitchens (upper and basement)
• Living and dining areas
• Laundry access included
• Four driveway parking spaces
• Lease type: Standard Ontario Lease (RTA compliant)
• Minimum one-year lease
Tenants are responsible for utilities and routine property care including lawn maintenance, snow removal, and garbage management. No additional tenants or student occupants permitted under this option.
FURNITURE
• The home is currently furnished due to its shared student housing setup.
• For student occupancy, rooms are provided fully furnished and may include beds, sofas, dining tables, and other essential household items.
• For household tenancies (Options 2 or 3), the property may be offered furnished or unfurnished depending on tenant preference.
• Tenants may choose to:
• Keep some or all furniture
• Request removal of items prior to move-in
• If tenants wish to retain certain furniture long-term, purchase arrangements may also be discussed with the landlord.
LAUNDRY
• Laundry facilities are located in the basement.
• Access to laundry depends on the occupancy arrangement:
o Student tenants may use basement laundry facilities
o If the entire property is rented by one household, laundry is fully available
o If the upper unit is rented separately, access to laundry may depend on basement occupancy
• The upper unit also has existing washer/dryer hookups, allowing tenants to install their own laundry appliances if desired.
UTILITIES
• Utility arrangements vary depending on the occupancy type.
o Student tenants: utilities are included in the rent
o Upper unit household tenancy: tenant holds utility accounts
• If basement is rented separately, basement tenants typically reimburse approximately 35% of total utilities
TENANT RESPONSIBILITIES
• Student tenants are expected to maintain cleanliness in shared spaces and follow reasonable house guidelines.
• Household tenants renting the upper unit or entire home are expected to care for the property responsibly, which may include:
o Routine lawn care
o Snow removal
o Garbage and recycling management
o General upkeep of the home

INTERNATIONAL STUDENTS are welcome. Applicants who are new to Canada and may not yet have Canadian credit history may provide alternative documentation such as:
• Proof of school enrollment
• Parental or sponsor financial support
• Proof of available funds or savings
• Guarantor information (if applicable)
