Recently the RM has provided advance notification to all owners of campgrounds within the R.M. of Portage la Prairie that Manitoba Property Assessment Services has completed an on-site visual assessment of the campground. It has been determined that there are several structures located on the property that are not included in the current assessed value of the property.
Please be advised that all structures (cottages, dwellings, wood structures such as garages and sheds, RV’s, gazebo’s, additions, etc.) will be set up on a value-based spreadsheet, effective January 1, 2027, where value is determined based on total square footage of the structure, multiplied by a Market Value Index (provided by MB Assessment Services) for each structure type and then depreciated based on the age of the structure. This value will then be applied to the formula for taxation to determine the annual fee for each site.
The following sites have been affected:
A- 2,4,6,9,10,11,12,13,14,15,18,19,20,21,24,25,28,33.
B- 1,4,7,12,15,16,17,18,19,21,22,23,24,26,27,28
C- 3,8,9,16
D- 5,6,7,8,9,10,11,12,14,15,20
E- 5,6,7,
N- 1,2,3,4,5,6,7,8,9,11,12,13,14,15,16,17,18,19,20,21,22,23,24,26,27,28
What this means is that any more permanent structures have been assessed a value for property by site number. For information on the value of above properties property tax feel free to contact Jeremy at 2043817880.

This has nothing to do with the leases…
Every trailer park in Manitoba has been paying these property taxes for years. And more recently campgrounds starting in the east side of the province have been assessed these taxes.
This is the government tax on buildings. Some RVs that aren’t registered are taxed, and everything from cabanas to decks to sheds are included as well. Some places have been designated as cabins, and live in structures, not seasonal structures… and therefore have been taxed more heavily.
We’ve contacted the RM and then reached out to the other government office that was responsible for the assessment that was done with concerns that they didn’t know what the boundaries of each site were and may have mixed things up.

The sites on the south side have been assessed between $15 at the lowest and $315 at the highest. The north side sites have been deemed more permanent  with higher values attached.
