"Anyone can be a real estate agent in Costa Rica." ...hald true...

Sure, 'anyone' (legal to work) can recieve a commission for connecting or referring a buyer to a seller here but the story should go deeper.

There are 2 formal real estate associations: Costa Rica Global Association of Realtors (CRGAR) are affiliates of NAR, and Cámara Costarricense de Bienes Raíces (CCCBR). These two associations have a combined 800+ active members that collaborate, share statistics, and sell nationally.

We have an official MLS as well that only associates of these 2 organizations can access. It has over 2.5K listings and growing daily.

It is the wild west here but it is evolving quickly. Stay informed.

I was just called a con artist! LOL

And I quote, "I've never seen anyone in this business just trying to help people. You're probably just a scammer behind a screen trying to poach idiots. Well, I ain't one of them. Adios."

Hey, atleast he's being cautious...

Frankly, I am in the business of making successful business. This is a mutual and long term understanding. But this is not a widely adopted mindset here.

Unfortunately, there is a lot of "in it to win it" mentality in real estate in Costa Rica. And this is exactly why I often offer to 'just help'. I believe it genuinely helps the market and economy.

In the end, the more people with successful investments, the better Costa Rica is as a noteable place to invest. So yes, I am a real estate consultant and I do on frequent occassion, offer free advise.

A past client and current owner of a pizzeria, called to tell me that he is about to buy another property. He went on to say that he would be representing himself in order to save money. He tells me that he has been listening to an investor podcast about investing in Costa Rica, and excitedly "has seen the light and is going to be a great investor" with all that he has learned.

Then he asks me if I can share some comparable properties, help him estimate closing costs, and calculate the return on investment if he gets a mortgage instead of paying with cash. Also, to recommend a good notary incase his current lawyer has any conflicts of interest, and perhaps offer him some negotiation tips, because, after all, it is a buyer's market here.

After taking a deep breath to calm myself, I told him that I would prefer to discuss these topics with him in person, and that if he doesnt mind me to visit him in his pizzeria.

After greeting each other, I gave him two frozen pizzas that I had picked up at the supermarket beforehand. I asked him to bake and serve them so we could eat and talk about his investment property.

It was at that moment he realized what he had asked of me.

My knowledge is my career. Questions that you would ask a friend as a favor are like asking a chef to cook your frozen pizza. I'd be happy to oblige your taste in the market, but please consider this is how I support my family.

NEW EXPATS DO NOT CONSIDER THIS

Here's what I do with my clients (in this order) when they consider relocating here, "Invest first, move ansnd rent your home, become a resident, then buy/build your forever home (with financing)."

In my professional opinion, it is better to purchase a rental property that meets the 1% rule as your first real estate purchase, and do so as soon as possible to moving here. This asset will cashflow your lifestyle.

Then, use the profits to cashflow the rent payment of where you temporarily live.

This offers you the freedom to move around in long-term rental agreements (every 6-18 months) until you find the climate/community/ammenities you like best.

By the time you do this, you'll probably have finished your investor residency process and thus be able to apply for a bank loan. If you desire to purchase the home you live in, rather than continuing to rent, apply the profits to your monthly mortgage payments or negotiate a rent to own agreement with the owner thus your I vestments property continues to build your networth here.

Real estate is meant to be held, not flipped, especially in this country. Invest first, then rent, then buy your home. There are great assets to hold if you do your research.

SO…YOU WANT TO BE A REALTOR

There is a lot of talk in the news about real estate agent commissions. They LOVE what they do and they do it because they LOVE helping people but there is almost always a huge misconception on what they do and how they get paid. It's not a secret so here ya go...😊

The average FULL TIME REALTOR’s earnings last year was $31,900 @ 40+ hours a week. (Notice I wrote full time 40+ hours not 0-20 hours a week) which is well below the living wage. As a REALTOR they do not get paid a hourly wage or salary and they
only get paid if they sell a home and it closes. They can only get paid by broker to broker. As an agent you could work with someone days, weeks, months, or years with no guarantee of a sale ever.

Essentially they wake up each day unemployed going on Job Interviews and they deal with constant rejection. They dedicate time away from family, use their time, gas, pay for babysitters, miss dinner and weekends and rarely take vacations. They are on 24/7! They constantly need to be on, or you could miss an opportunity. Once they do close a home, half goes to the other persons agent from the remaining half. They have lots of upfront expenses that must be paid out before they even get paid:
