Been a busy 2025 and the house is still performing. Kristina and the team have kept the house in order excellent condition throughout the year.

It was our second stay at this fantastic property. the pictures do not do the this house justice, the property is much larger than the pictures show and is set up perfectly for large groups. The Kitchen and Bathrooms have also been refurbished since our last stay which is a great addition. Bala is great for water sports and I would recommend the Bala Spice for a curry and would highly recommend Stori beer, Plas Yn Dre and the White Lion for a drink. We also walked round the lake to the lovely old Yr Eagles pub which was great and then got the steam train back.

This is a beautiful, well appointed home.
Perfect for a stay in Bala.
We were a group of 11 kayakers, everyone was delighted with the accommodation and that never happens!
When we go back we will definitely book if we can.
Spotless, close to Bala, loads of space and even a gorgeous garden.
Loved it. Would say it is better than the images show on the website.

This weekends house guests

Sixteen of us had THE best time here. Communication of hosts was brilliant even before we made the booking Paul was happy to answer questions. Everyone was so impressed with it, gorgeous setting, clean, high standard of bed linen and towels. The house had everything you needed provided and very spacious rooms. Ideal location for the rafting with lovely places to eat and welcoming places to drink a short walk away. Highly recommend and would stay again. Thank you so much Paul and Kristina.

Our stay at Ty Sinamon was fantastic! Paul and Kristina were so responsive, gave lots of good recommendations and were only a phone call/text away if needed.

The house itself was so impressive! It was easy to find and was even better than pictured! It’s huge! The bedrooms were spacious and there were lots of bathrooms with excellent facilities for all the guests. The kitchen was great and there were some biscuits, milk and coffee for us when we arrived which was a lovely touch. The bbq facilities were good and there was more than enough outdoor seating for all the guests.

The dinning room table is huge and was perfect for getting everyone gathered around in the evening!

Overall we had such a great time at Ty Sinamon and can’t recommend it enough for big groups! Bala town is a lovely area too and from the house it’s only a short walk through the town centre to get to the lake, which has kayak and paddle board rental. There’s also lots of good pubs, with nice beer gardens close by!

What a great house!! We had a fantastic stay here, the house was so spacious. Great sized rooms, lovely bathrooms, nice garden space. Lovely big windows. We were really pleased with the house

and shocked how nice it was. The photos didn’t do it justice!!

The communication of the hosts was great, they were so helpful! Would highly recommend for a group stay. Bala was a very short walk to the shops, pubs and the lake! Stunning place and area.

Hello Paul, yes, thank you very much. All was great, except rain.
On Saturday and Sunday We visited the Lake, waterfalls and rivers.
We left the beer 🍺 outside, so you can enjoy 🤭.
Amazing house and great places. Thank you for everything.

New Years Eve Guest Remarks

We had a wonderful time in this beautiful and spacious house, everything was very clean and modern, but with lots of character too. The kitchen was well equipped with everything we needed, showers good and beds comfortable. Close to town and 15 minutes to walk to the lake. Kristina, the house manager answered all questions really quickly, would recommend!

We enjoyed a lovely family xmas at the property. It housed our large multi-generational family with ease. The rooms were spacious and there were plenty of bathrooms. The lounge and dining room accomodated all 17 of us. The boot room was a blessing for wet boots and coats as we got back from wet muddy walks. Had a fabulous week.
