Swallows Roost - Devon Banks

Welcome to all of our new followers, time to introduce you all to Swallows Roost, newly built and taking bookings since May 2026. It’s a detached one bedroom property sleeping up to 2 Adults and upto 3 dogs are welcome for FREE. Located on the edge of Exmoor in North Devon on the owners’ land, along with a 2 acre secure dog walking field with lots of fun equipment and 6 foot fencing for sole use sessions. But that’s not all, there is a further 3 acre field which can be used at any time of day by Swallows Roosts guests.

The property itself is close to Passive house standards with air source heating and a Zappi car charger. A fenced garden directly behind the parking area has 4 foot fencing around it with low steps up to the front door. The Bootroom leads to a large openplan kitchen/dinning and sitting room with views across the valley from a decking area. The back half of the property contains a bedroom with King Sized bed and a walk in wardrobe as well as a large bathroom with separate bath and large shower. Dogs are allowed in the bedroom and on the sofa if that’s what they are used to doing at home.

You may have already guessed that Sarah & Darren are passionate about dogs and we strongly believe that keeping dogs happy on their holidays mean owners will be happy too. We look forwards to welcoming you to our little piece of rural Doggy Devon Heaven.

We do allow dogs in the bedroom and on the sofa and we don’t have any stairs so why do we have 2 stairgates in the property?

Using stairgates can help keep dogs where you want them, when you want them there (Did that even make sense?)

The first stairgate is positioned between the Bootroom and the kitchen.
🐾After a wet walk, you can use the stairgate to keep the dogs in the Bootroom while you dry them off and sort out your wet coats and boots.
🐾When you are unloading or loading your car, you can keep them the kitchen side of the stairgate so they don’t get under your feet or try to escape through the garden gate when your hands are full of bags or cases.
🐾If you are finding this stairgate is a pain and would rather just shut the door between the two rooms when needed, it can simply be lifted off and left out of the way.

The second stair gate is positioned between the open plan reception room and the back part of the property where the bathroom and bedroom are.
🐾You can use this one to keep them out of the bedroom during the day time.
🐾If your dogs don’t go in the bedroom at home you can use the gate to keep them in the reception rooms at night and still leave the bedroom door open if you want to, so your dogs know exactly where you are.
🐾You can also use it so dogs don’t follow you into the bathroom.
🐾When not in use, this gate folds completely flat against the wall out of the way.

I think it's safe to say this little pair of dogs had plenty of fun adventures exploring the area while staying at Swallows Roost - Devon Banks .
Enjoying the lovely sandy beaches of Saunton sands, Crowpoint and Putsborough and walks at Lynmouth & Tarr steps.

Wow, what amazing photos our last guests have sent us to share with our followers. Their first visit to the area and they did lots of exploring. Playing ball in our on site secure dog walking field is hard work you know! So when you're done, you need to just find somewhere to sprawl out on the floor for a rest or maybe curl up in your bed to watch the world go by out of the sliding doors.

Last weeks guests are no stranger to our exercise fields, I have completely lost count of how many times they stayed in our previous holiday cottage, but "Wally" is a new rescue dog for them, and now they have a new holiday property to stay in and make many more happy memories over the years to come. They are already planning their next visit or two........

We took Charlie down to Combe Martin, our closest seaside town for a little stroll this afternoon.
At his age he can't walk as far as he used to, so although we did about 2 miles with him, it was broken up with a visit to a cafe and sitting on benches to take in the gorgeous views.

It's a one bedroom property sleeping 2 people, why do we need 2 large sofa's?
The answer is simple - at home so many dogs like joining you on the sofa for a cuddle and we don't want one of you having to sit on the floor here due to lack of sofa space. - Yep we know it happens!

So will it be dogs on one sofa and you on the other, or do you all pile onto one sofa and share?
