What makes Grovelands Park different?
Why buy at Grovelands Park?
With the park officially opening this weekend and lodges available to view we thought it might be good to talk about the things we do differently to other parks, and the things that we believe make Grovelands Park amazing!
***SOLAR PANELS***
Every lodge at Grovelands Park includes solar panels, we work hard to make sure we are as environmentally friendly as we can practically be and (perhaps more importantly for most!) we want to keep the costs of lodge ownership as low as possible. These solar systems are fitted on site after the lodge is completed, that way we can ensure we set them in the most efficient way possible for their location. We are also fitting solar systems to all buildings on site. This significantly reduces the costs for lodge owners.
***WATER***
We do not run on mains water at Grovelands Park and this is by design! We have two large boreholes on site taking natural water from the ground directly on site. This is collected, filtered, tested and distributed out to the park with excellent pressure by our brand new, modern and highly efficient equipment which is primarily run using power from the on site solar panels.
***PATIOS, STEPS, STONEWORK AND LANDSCAPING***
We do not use plastic and/or composite decking and skirts around our lodges, in our experience these are high maintenance and do not last nearly as well as they should. Instead we use Marshall’s Stone effect walling to create a solid and permanent skirt under lodges as well as steps and walls. We then make all paths, patios and raised areas using quality Indian stone slabs to last and to save the maintenance or constant cleaning of decking. All lodges have block paved private parking areas for a minimum of two cars. All roads, utilities, drainage and landscaping are built by our own construction team who build residential and holiday parks all to the same high standard with the intention of building well and ensuring the finish you see will last for many years to come.
***COSTS***
The first, and most significant, expense is buying the lodge itself. You will see that our prices are not just competitive but absolutely as low as we can make them while including all of the high quality specifications and extras including those already mentioned above. We are happy to provide lodges from any manufacturer of your choice as long as they build to a high standard. We generally supply homes from Stately Albion, Omar, Pathfinder and other suppliers regularly and ensure we offer them at much lower costs than other parks. Then going forward we keep our monthly fees affordable and predictable. We don’t like hidden costs so we charge one monthly fee of £400 and this includes water, sewerage, rates, grass cutting, licensing and all site maintenance, CCTV, site wardens and staff costs. You will never get an unexpected bill or charge.
***SUB LETTING***
We allow sub letting / renting out your lodge, if you own a lodge we believe you should be able to use it how you like and if you can earn from it the earnings should be yours. You do not have to let via us and we do not take a percentage or charge for this at all.
***OUR LICENSE AGREEMENTS***
Although we believe many park operators are genuine, honest and passionate about their parks and customers, we all know there are horror stories being told and operators not doing what they promise or should. This is why we have worked on our license agreements to ensure we can give peace of mind, and to make sure the paperwork ties us in to keeping our promises and you don’t have to take our word for it! Our agreements also pass over with the park if it were ever to be sold. We have absolutely no intention of ever selling the park but again this helps you as a buyer to feel secure. Our agreements include many terms and wordings designed to give peace of mind, these include amongst others;
*Clear details and limits on the way monthly fees can be increased, this will only be done in line with RPI, no huge unexpected increases!
*long terms to show that you will not be asked or required to change your lodge for another.
*our unique sale commissions which are described in more detail further below
*numerous requirements for the park owner/operator (us) to comply with so that you know we will maintain our high standards in the future
***SALE COMMISSIONS***
We hope you will enjoy your lodge, the park and any time you spend with us but we do understand that some people have to sell for one reason or another and we want to help in these circumstances. You may have seen already elsewhere that the industry standard is to charge a flat 15% sale commission. We feel this can be far too high and for this reason we limit sale commissions to a maximum of 10% at any time you ever sell. More than this though if you find that lodge ownership is not for you soon after purchasing, or your circumstances change in the early years of ownership and you need to sell then you should not be ‘trapped’ by high selling costs or penalised unfairly. For this reason we only charge 1% if you resell your lodge in the first year of ownership, 2% in the second year, 3% in the third and so on until a maximum of 10% after the tenth year and forever afterwards. We will also advertise your lodge, carry out viewings and deal with the whole process of selling for you if you want us to, at no extra cost at all.
***ATMOSPHERE / SERVICE***
Above all else, we want anybody visiting Grovelands Park to enjoy their time with us, we are lucky to currently manage a number of other parks with fantastic and friendly atmospheres. It is the people on site who make the park and the atmosphere we all want, and creating that feel starts with us.
