£150,000 renovation, now for the most important part… furnishing it.

Carpet through the bedrooms for warmth and noise, TVs in three of the four rooms so eleven people aren’t fighting over one telly.

Most refurb quotes fall apart because nobody agreed what “done” means.

We fixed that with three packages.

Light — up to £20k. Decorating, flooring, repairs, basic furnishing. For a property that’s structurally sound but tired.

Medium — up to £30k. Kitchens, bathrooms, reconfiguring, enhanced furnishing. Our most requested tier and usually the one with the best return per pound spent.

Full — £40k+. Structural works, re-wiring, replumbing, premium furnishing. For properties bought on potential, not condition.

Every package is all-in supply and fit. No surprise line items at week six. No “we didn’t budget for that.”

Here’s the layout.

Open-plan ground floor so a big group isn’t split across three small rooms.

Storage under the stairs for the cleaners — the bit nobody films.

Bathroom rebuilt upstairs, three bedrooms reconfigured and the old storage room is now a proper double.

We’re starting a series breaking down a full property renovation — what we did, why it needed doing, and the actual thinking behind why we took this project on in the first place.

Most people walked through it and saw a tired three-bed with a pink feature wall and laminate flooring.

The first thing we wanted to do was cut a hole in the roof.

Not a conversion in the loose sense — we wanted to break through and extend out. Rebuild the rear roofline to create full standing height and an additional bedroom with an en-suite where there was nothing but rafters and cold air.

ÂŁ150,000 into the refurb. ÂŁ335,000 in, all-in.

First 12 months as a short-term let generated ÂŁ38,932 GROSS.

We are documenting the whole thing backwards from here. What it cost. What came in over. The trades that didn’t show. The planning risk. The void weeks. What that £38,932 actually looks like after cleaning, management and utilities come out of it.
