The main sitting room has a large corner sofa, seating whole families, and a dining table set for six, but with space to expand to up to 10 people. A large conservatory leads from there, perfect for early breakfasts or late drinks. The kitchen is very well equipped – we love to cook – with a large gas range cooker and every pot, pan and utensil you’ll need to cook for yourselves. It has the full set of modern appliances – dishwasher, washing machine and microwave, a large fridge/freezer and more cupboard space than you’ll ever use. A large extended garden room at the back of the house can be used as another place to hide away quietly – or as a bolt hole for the children, with a big sofa and second TV they can use, all under the watchful eye of whoever is in the kitchen. Bifold doors open into the garden to make it a lovely open room, perfect for sunny days. Upstairs has three double rooms and a bathroom with bath and shower combination. Other things to note
Welcome to Lavender Cottage, a fully modernised house set about 9 minutes (¾ mile) walk from Holt town centre! It had a full makeover and was redecorated in January 2021 and is beautifully appointed to give you a wonderful trip away. Set on a quiet residential street, it has three bedrooms, with an additional double sofa bed in the garden room so sleeping up to eight. It is a lovely, light filled spacious property perfect for families old or young, and very dog friendly. Modern central heating, excellent broadband, and a large TV, with huge sofas to lounge on gives you a perfect base to explore beautiful North Norfolk. Unlike most properties in the middle of town, it has plenty of space for any family, and off-street parking for up to three cars in the large front yard. Wherever possibly we’ve tried to make the house as welcoming as possible for every sort of visitor - couples, families with children, young or old, dog owners, people who want to go out and explore, or just stay in and relax. The main sitting room has a large corner sofa, seating whole families, and a dining table set for six, but with space to expand to up to 10 people. Outside the kitchen is the downstairs bathroom, along with plenty of storage space for buggies and anything else you want close to hand. A stairgate keeps dogs and small children from wandering where they shouldn’t’! Upstairs are three double rooms, with plenty of storage space from the large, fitted wardrobe, all individually decorated, with a bathroom with full shower and bath to provide for the whole family. Outside there is a small courtyard garden, with a large table for outdoor meals and plenty of chairs, and a full set of outdoor furniture. More important though is the hot tub – a 2018 model from Jacuzzi, seating 4-6 people – a wonderful way either to relax at the end of the day, or even to start the day off! There is a full set of plastic glasses so you can enjoy a glass of something lovely in the tub – please, no glass! Also in the garden is a wooden shed, set up as an office, with excellent connectivity and a large desk with a monitor and keyboard/mouse setup so you can hide away from the family and work from home as normal. If you like country walks, for yourselves or for your dogs, the magnificent Holt country park with woodlands and moorlands, leading to the River Glaven is only a two minute walk away – the access path to it is 150 yards from our front door. The market town of Holt is one of North Norfolk’s finest gems, with fine 18th century Georgian buildings make the town one of the most attractive in north Norfolk. The town is home to many art galleries, antique shops and bookshops and places to eat located along the high street and tucked away in hidden, charming courtyards and alleyways. We are on the outskirts of town, but we’re only an 8-9 minute walk from the town centre pubs, with a well used underpass avoiding crossing any main roads. The walk back home after the pubs though is invariably slower! The town is a shopper’s paradise, with countless small boutiques selling clothes, antiques, and all sorts. Food and drink are plentiful and superb in Holt – there are plenty of places to east, from pub grub to the excellent Italian and Indian restaurants, and wonderful fish and chips. For fine dining, the Lawns restaurant and the excellent Kings Head in Leatheringsett, 2 miles away are extremely good. If you prefer to eat in, the world class butchers and fishmongers are a superb source of local produce. If you like fish, the local, fresh caught oysters, prawns and mussels are astonishing. The local department store Bakers and Larner, the Adnams shop and several others provide an excellent range of wines, beers and almost every other foodstuff imaginable. There are plenty of places to pop in for a pint as well – our favourite is Byfords! For a change of pace, head to the seaside, about 5 miles away, where the bright lights, arcades and fish bars of Cromer and Sheringham provide endless hours of entertainment. From there you can explore the entire North Norfolk Coast, on the beach at Hunstanton and Holkham, eating mussels in Brancaster, crabbing in Blakeney, or the bustling towns of Fakenham and Aylsham. We’ve left plenty of guides to the local area and attractions to make planning some day trips as easy as possible. We use the cottage ourselves, invariably accompanied by our two springer spaniels. The house is extremely dog friendly, as is Holt in general, with most pubs letting you take dogs in. Lavender Cottage is our home as well, and we ask all our guests to treat it as they would their own. It’s on a very quiet street, with lovely neighbours, so we do ask that noise is kept down, especially outside at night. Everything is there to be used, and we ask that if you break a glass or something small, just tell us so we can easily replace it. The house is set up ready to go, and we always leave some essentially foodstuffs – unopened – in the cupboards for that first night emergency meal – pasta, tuna, sweetcorn, beans and the like, as well as a bottle of something lovely to welcome you to our home. The house is a great place for kids of all ages - we have stair gates and travel cots for small ones, and a separate TV room for older ones who want a bit of time away from their parents. There’s a high chair and plenty of baby and toddler friendly dishes and cutlery, so you don’t need to worry about packing all that stuff. As above, dogs are welcome, but please keep them downstairs and off the furniture. Please keep the stairgate shut if you have a dog and keep them downstairs. There are dog crates and beds provided to save you having to bring your own. There are plenty of muddy walks around – if anyone’s really dirty, can we suggest coming in the back gate to the back door, where there’s a covered area to remove dirty boots and clothing, and you can either put the dogs straight into a crate, or leave them outside for a bit to dry off. The kitchen and garden room are tiled, so easy to mop down if need be. There are plenty of guidebooks about great places to go and ramble, both local and further afield. The hot tub in the garden is available for longer stays – we change the water before each visit – all we ask is *please* don’t take glass outside. The large dresser in the garden room has plenty of good quality plastic glasses. And please keep the noise down, especially at night – our neighbours need their sleep! Lavender cottage is a modern, well equipped house, but we think it has a charm and feel that matches the area – it’s a genuinely wonderful place to relax and use to explore the surrounding area.
