Steeped in history and grandeur, Kinross House and its fabulous estate setting provide one of Scotland’s finest exclusive use destinations. The estate comprises over 100 acres of formal gardens, woodland and Loch Leven Castle Island. The estate sits on the banks of the picturesque Loch Leven, the lar

gest loch in the Scottish lowlands, yet is only 40 minutes from Edinburgh. Kinross House has a magnificent history, a stately country home designed by Sir William Bruce in 1685 and considered to be his greatest masterpiece. The estate offers up to 24 bedrooms, with options to exclusively hire Kinross House with 14 bedrooms, or the charming Coach House & Spa with 10 bedrooms, or indeed guests can book the entire estate for private use. Kinross House has been recently magnificently restored, winning the Historic House Association/Sotheby's UK Restoration Award of the Year. The fabulous formal reception rooms with many original features are linked to create a seamless space for lavish entertainment. All rooms boast stunning views of the beautiful gardens, Loch Leven and to the hills beyond. The house is perfectly suited to host residential gatherings and parties for up to 28, while banquets for up to 90 can occasionally be staged in the fabulous Grand Salon. The intimate yet splendid setting offers an unparalleled gourmet experience. The spectacular formal gardens of the estate also provide many areas suitable for wonderful marquee events for up to 450. The estate also includes the option to hire the charming Coach House, recently converted from the original courtyard stable buildings. The Coach House comprises a baronial Dining Hall catering for up to 60 guests, a striking tartan library bar, a picturesque courtyard garden, walled kitchen garden and a further 10 delightful bedrooms. The Coach House also offers The Coach House Day Spa, a small and intimate boutique day spa complete with treatment rooms, hydrotherapy pool, sauna and relaxation area for guest to enjoy. Step back in time.

Lochleven Castle has been part of the landscape for over 700 years, and sits at the heart of the wider Estate.

It’s perhaps best known as the place where Mary, Queen of Scots was imprisoned in 1567, before making her dramatic escape across the loch almost a year later.

Today, the crossing is more peaceful. It’s a place to explore and take in the same views that have changed little over time.

Before the House, there were gardens.

Planted a decade before Kinross House was even built, Sir William Bruce designed the landscape so the House would emerge within a mature setting from the very beginning.

More than 350 years on, the views, avenues and symmetry of that original vision still shape the Estate today.
