The property was originally a Church of England School, built in 1831. It became the Church Rooms later on, which accommodated Sunday School, Home Guard Practice, Brownie Camps, Concerts, Wedding receptions (for a number of people living in the village), and all kinds of events in the Community. It was bought in 2001 by the present owners, and it was converted into a Gallery with a Tearoom, which

opened in 2002. During the time it was a Gallery it hosted concerts, Community Projects (with young people- Arts related), Workshops. It was popular , and we held exhibitions by the local artists, and offered the Arts Council Wales Collectorplan, for interest free loans for purchasing works of Art. The Gallery closed in 2007, and has subsequently been converted into two spacious holiday lets. The property is heated with Bio-mass boiler, and underfloor heating beneath a polished sandstone slabbed floor on the ground floor, and radiators on the upper floor. Care has been taken to be as 'Green' as possible in the conversion. The property has been divided down the middle, giving each unit an upstairs and downstairs. Both units are individual. Myfanwy is accessible for Wheelchairs, and has a wet room, as the en-suite to the downstairs bedroom. The upstairs bedroom in Myfanwy is very large and has a luxury bathroom, with whirlpool bath and shower. The living space is all downstairs with a log burner stove and there is ample room for guests to find their own spot for a bit of solitude. The kitchen is spacious and well equipped with all conveniences that guests would have at home. (Dishwasher, washing machine, microwave, fridge-freezer) The garden is enclosed, which makes it safe for young children. Picnic bench and Parasol. Mihangel is the unit entered via the main arched doors. The bedrooms are downstairs and each has a luxury shower room, en-suite. There is a bike store, so that expensive bikes can be stored safely inside. The living space is upstairs and is open plan, with kitchen and breakfast bar, Dining table, to seat 6-8, and ample space to sit and relax, with satellite tv, music, DVD etc. Also picnic bench and parasol outside in separate area from Myfanwy.

We bought this building in 2001, from the Church in Wales. It had been a Church Room for many years, providing a venue for village weddings, the Home Guard practiced in it during the war, Brownies and Scouts camped, and so much more besides. We loved that it was an important venue in the village, with a lot of history. Our plans to open it as a Gallery with a Tearoom would enable the community to still access it. So we converted it.

Obviously, Businesses must cover their costs and Llwyngwril Gallery, no matter how hard I worked at it, for 7 days a week, it clearly wasn’t viable as an Arts Centre, at that time.
So, we then converted the building a second time into two houses as holiday lets with the promise of it being more lucrative. This worked well and all of our guests enjoyed staying in the two very spacious, and comfortable, well-equipped houses. Now my own age and my health issues necessitate the sale of the property.

There are several possibilities for these houses. They are still registered and are operating as holiday lets. Should anyone wish to use them as residential, there is absolutely no problem with this and you simply must notify the Council that one, or both are residential. Had we changed their designation to residential, and a buyer wanted to run one as a holiday let, they would have to go through a Planning Application. So, to keep options open, we have kept them as they were, as holiday lets. To go from holiday lets to residential, there is no requirement for planning.

This property contains two houses for one price! It could provide a home for someone with a relative they wish to have next door, as an annexe. The one house, Myfanwy is accessible and suitable for use by a wheelchair user. Many guests have stayed here with those needs. An accessible bedroom on the ground floor, with an ensuite Wetroom, has enabled many disabled people to have holidays here and so could be lived in as well. It is the whole building, which is for sale, one price for the two houses. There is potential for re-jigging, according to the needs of the purchaser.
The building was converted to a high standard and each is well insulated. Each is sound-proofed from the other, in the dividing wall. All part of the stringent building regs. There is underfloor heating on the ground floor, and radiators upstairs. An eco-friendly bio-mass boiler heats the two houses. Each house is zoned, so that you don’t have to heat the whole building, just what is in use. There is currently a Renewable Heat Incentive payment quarterly for all Kwh generated, which goes some way toward the cost of the fuel. In the event of a sale, this is transferrable.

The property is priced at a level to give the buyer good value for money. It could provide a residential home, with an annexe for family, or the 2nd house, a source of income as holiday let, or a long term let. There are a range of possibilities. There would also be the possibility of making the two houses into one, if this was preferred, with planning.
