If you go back to the history of Airbnb world in UK

• Most mentors used to talk to you about NIGHTLY RATESOr revenue total
• Slowly when I got to understand the business model in 2018,

I started sharing with clients the PROFIT and NET.

Nothing to do with what revenue you made, but the bottomline. Now I understand the word PROFIT was always there for business in general

But it was never used as an indicator or workflow in our industry,

I am proud to be innovative and the delivery.

Look there is a lot of factors, that makes your property sell.

Price is based on your requirement but also what the market demand is willing to pay.

As we speak today with 18 different size hosts, there actually business size are different

Their requirements are different.

So there is no 1 fit all pricing strategy, but the framework can be used accordingly depending on your requirement.

90% of host also forget, to do a strategic market research meaning as a result of that they miss some quality bookings.

Since 2018, after owning a estate agency business.

I kept mentioning that this business has 2 more sector to it.

Hospitality business. The expectation of guests vs a normal tenant.

And also marketers business. The person out of 500 properties who understand how to market property better, what to do in their listing, work on airbnbs backend algorithm to fill gaps, but use google to get direct bookings.

These are all opportunities that most operators miss over time.

I speak to over 10 -20 new operators weekly and they have one miss conception which is changing airbnb title and some price drop will allow them to get bookings.

Yes although it can work, its not the best way to be PROFITABLE long term.

Just because I love finding a niche in a niche.

This is such a story to now becoming world largest airbnb consulting agency.

I was so keen to build something different,

There is a lot of rent to rent business, there is a lot of cleaning companies in the business, a lot of management companies, a lot of mentors, all because of airbnb and what it created.

Almost all founders are so grateful to this opportunities airbnb brought via a lot of different industries.

There is more to build & more to navigate, but lets do it🙌🏼

In UK most mortgages doesn't allow short term rental.

So I wonder when people go through mentorship , this is strictly checked or are you over looking like 90% of operators as they just want to get a deal.

See I come from an estate agency owner background.

I just couldn't do the rent to rent model as 90% of the mortgages will not allow.

Now most mentorship says, as long as you have requested the landlord and notified that they should check,. But this gets over looked.

So the more I am looking into the world of serviced accommodation in the UK, the more mistakes I see.

Now there is new regulations and licensing that is going to really take down most hosts who are not willing to adapt.

Exciting part of the flow & if you are a serviced accommodation owners, the best thing you can do is build a brand to grow it your way.

Airbnb owners in Dubai are going through the toughest time, but also a challenging moment.

See the things with places and travelling can be challenged with many factors.

I remember adapting in 2020 , with all our clients focusing on -

1. Doctors
2. Nurses
3. Keyworkers
4. Contractors

And then like right now in Dubai , adaptability of hosts through listings :

1. Relocation families who are staying in Dubai and need more longer let at better price.
2. Remote workers ( who are still coming in to Dubai)
3. Housing locals.

There is always a market creation , yes and it might not be profitable but surviving in this situation is as important.

Right now, host aren't thinking guest experiences.

They are thinking branding and marketing, and question is where can I next get my short term rental bookings from.

So adaptability and being able to work with people who have done it could lead to amazing results.

But the niche they create in growing the platform has become so vast.

It's so interesting if look further into this. The brand, the companies , the cultures and many other flow this business has created.

I work with central London properties and its requirement to someone who runs a business in Bolton, is completely different approach.

Where do you drop your minimum night stay, and when?

How do you keep longer 14 nights stay minimum and be confident that you get those bookings.

These are all factors that keeps the growth of the business, and setting up once and forgetting about it is not right.

So over time, most operators need to understand :

How you get direct bookings
How you store those direct bookings.
How you price them
How you close
How you follow up.

All of these eventually leading to automation can help your business in next 3- 6 months. But starts with getting things actioned.

The right flow of work is to creating SOP ( Standard Operating Procedures) and implementing it.

This is interesting stories, most airbnb operators don't even know.

I didn't even dig into airbnb's stories till the day I had to find more about the owners.

And every owner have their tough journey.

Every idea sometime was just an idea, and many also didn't even make it.

The clear opportunity here is when you are passionate about an idea.

You start with that but you might not be successful.

But also that idea, might not be the one you will end with.

And I felt the same in my journey to start a full high street estate agency business to now running world's largest airbnb consulting agency.

A host starts with their own reasons.

Mine in 2018, was because I was in the right place at the right tine.

I owned a high street estate agency,

I knew I could help more landlords with creative renting at that time.

It was such a new strategy, and was growing/ evolving market in the UK. Everyone was still talking about HMO and Airbnb was a very untouched market.

This shows that over the last 8 years of even me being in the industry, I have seen so much changes and evolving with the industry.

Airbnb had its own journey and today millions of listing around the world leverage airbnb as a platform to run an asset into cashflow.
