The Renters' Rights Act 2025 is live from 1st May 2026, and if you let a property in England, it changes how you operate from today.
Here's what matters most:
1. Tenancies are now rolling. No more fixed end dates. Your tenancy runs until your tenant gives 2 months' notice to leave.
2. One rent increase a year. It must be market-based, with 2 months' written notice. Tenants can challenge it at tribunal.
3. No more offers over asking. The advertised rent is the ceiling. Accepting more is now illegal.
4. No blanket bans. "No DSS, no children, no pets" is unlawful. Tenants have the right to request a pet; you can decline with a valid reason.
5. No more no-fault evictions. Section 21 is gone. To get your property back, you'll need a valid ground, such as as selling, moving in, serious arrears, or breach of contract.
