’s most recent success story. Located in Alma Street in Luton’s town centre, Grosvenor House operates as a high-class Business Centre, offering the ultimate in office space and conference solutions. The latter are available for hire on an hourly, daily or weekly basis and our office units can be let on a monthly or yearly basis. At Grosvenor House we are creating a new business culture, providing the technology and the surroundings to enable business executives to change the way they work. We provide total flexibility and convenience for our members, making it efficient and easy to do business in a fast-moving environment. As a Business Centre, we have a responsibility to our personnel, our members and a duty to the environment we operate in. This necessitated the use of green technologies throughout the building which enables us to generate a much lower carbon footprint and to save energy costs. These savings are then passed onto our tenants in the form of lower, energy inclusive rents. This is only the tip of the iceberg, the idea has been explored extensively. Our Green Idea

It was our objective to offer Small and Medium Enterprises in the East of England, with low-cost, energy-efficient and contemporary office space in Luton Town Centre, providing the technology and the surroundings needed to do business in a fast-moving environment, easily and efficiently. This necessitated the complete refurbishing of a 1980s built, very energy inefficient building into a BREEAM very good standard building, offering the ultimate in office place solutions. The refurbished building would provide 600m2 of office space and conference facilities for over twenty small businesses in the heart of Luton’s town centre. These improvements aimed at reducing energy costs, leaving a low-carbon footprint and subsequently passing the savings made onto tenants in the form of lower, energy inclusive rents. There were significant challenges in achieving this higher quality standard due to the building’s age, design and location and fairly limited external space. It has been a long and challenging walk, however, to date various steps have been taken to reach our objectives. The Steps we Took

The building, left in despair for over five years, has been completely transformed to reduce the use of valuable resources and provide a low-carbon footprint. Grosvenor House benefits from the newest green technologies including: Photovoltaic solar panels installed on the roof, generating the building’s electricity needs and selling the surplus back to the National Grid; Modern, double-glazed, gas-filled windows, retaining heat; Under floor heating and cooling, powered by air source heat pumps; Automatically-controlled, energy efficient lighting; Water harvesting and water-efficient toilets; Facilities for cyclists, including shower room; Recyclable floor covering; An energy-efficient lift; and a Living Wall. The Living Wall (featuring plants grown vertically in a unique, patented, modular hydroponic system, designed for precise low water usage and low maintenance) provides sound ecological benefits in Luton’s urban environment. This includes reducing the thermal loading to the building which subsequently reduces the need for additional heating and cooling equipment, thereby results in lower carbon emissions; acting as filters of pollution and aids air purification; contributing to quieter buildings and streets due to its noise attenuation; offering an ecological habitat for plant and animal species that are beneficial to the environment; and finally, yet importantly, it contributes to a positive urban psychology, uplifting the mood of those who see it. Grosvenor House is located in the heart of Luton’s Town Centre with excellent access to major Public Transport Links. By Train We are located just 5‐7 minutes’ walk from Luton Rail Station. Trains from London depart from St Pancras International with fast trains taking just 22 minutes to reach Luton Station. Trains stopping at Luton are run by First Capital Connect (slower trains) and East Midlands Trains (fast trains). Please note that we are at Luton Station and not Luton Airport Parkway Station. On Foot From Luton Train Station, exit using the staircase to the main ticket hall area. Once through the ticket barrier turn left and walk over the footbridge. Head southwest on Bute Street and turn right at Guildford Street. After about 70m, turn left at Bridge Street, pass between The Library Theatre and The Galaxy Centre. Turn right at New Bedford Road and turn left again at Alma Street. After about 70m Grosvenor House will be on your left. By plane We are very close to London Luton Airport. From the Airport it takes less than 10 minutes with a taxi and 5 minutes by train to Luton Station. By road From the M1 Southbound: take the A505 exit, junction 11, on the left toward Luton Central / Dunstable and follow the signs for Luton Town Centre. From the M1 Northbound: Come off junction 10 on the left toward A1081/Luton/Airport and follow the signs for Luton Town Centre. Parking There are numerous public car parks situated in the town centre. The nearest car park to Grosvenor House is Bute Street Car Park, which can be accessed via the bottom of Hitchin Road/Station Road junction with an exit on Bute Street (the old bus station).
