As I’m asking this question on a few of the FB groups, I’m going to throw it out here too:

Gauging price for enclosed 6ft boarded pitch, No EHU

Hello everyone,

For 2028 subject to planning we hope to expand elsewhere on the farm to a 4 to 5 pitch campsite.

Opening season 1st April to mid october.

Children are welcome between July 15th and September 15th, rest is adults only time

Located: North mid Wales, on our 450 acre farm.

We currently run a single fenced pitch with no EHU, and facilities a short walk outside of the pitch (these inc flushing loo, hot shower, Belfast sink with hot water, in a cupboard is a fridge freezer, microwave, toaster and spare electric socket). It’s fully booked for 2027.

So we are looking to expand 3/4 miles away down the hill.

1 of the 3-4 pitches will take a caravan pitch and the rest campervan/Tent/MH / car camping / roof tent.

3-4 pitches will share 2x wetrooms (one being a disabled wetroom with ceiling hoist, shower table etc) washing up facilities, and I’d like to be able to provide a fridge freezer via solar power.

These ones will be around £28-£30/n depending on pitch size inc 1 person & £5 thereafter for each additional person up to 4 over 5’s. (Or £35/n for 2 people in the bigger pitches) we may charge £28/n for 2 people in the smallest pitch - depends not got full workings out yet.

All pitches will be wire or a mix of panel & wire to 6ft high+.

All pitches will be large - think 2 double decker buses in length by 1.5 wide.

All pitches will have a raised fire pit and picnic table

With at least 16-25m between each one.

All dog breeds and Types welcomed.

⛺️The one I’d like your input on for price is this one:

This pitch will be around 20m x 25m / 65ft x 80ft, with its private own gas powered shower, washing up facilities and flushing toilet in the pitch - no sharing facilities.

It will also be vertical boarded to 5ft high plus wire, making it 6-7ft high in total.

There is a hill in the pitch to enjoy the views of mountains and valley, and not to feel too boxed in.

The pitch is large enough for 2 campers/tents etc

The price is for 1 night and includes 2 people and no max number on dogs.

There is no EHU - but we are looking to create a solar setup for minimum phone charging up to use of toaster / slow cooker / TV - we could provide a 3 pin point to Electric hook up adapter equivalent to 13amp hopefully, but careful use may be needed.

However please say price with and without EHU.

We are thinking around £45-£50/n, but what would you pay?

Can a pitch be too large?

I decided to go and relax yesterday - this means impending stress for farmer dafydd (Sorry!!).

I snuck out some plastic stakes and baler twine, and created me some pitches in the field. Lots of fun had plotting them out.

But I got myself into a bit of a conundrum.
So the biggest 5ft boarded 7ft high fence pitch was 20 x 25m,
the gap between that and my smaller corner pitch was 16m and the corner pitch became a triangle and was definitely not smaller 🤣 20m x 20m x 28m.

The gap between my corner pitch and caravan pitch was 25m.
and my caravan pitch is 20m long x 10m wide ( I need more information on caravans and turnings circles, but that is for another day).

There will be another pitch, but I ran out of stakes (and time).

From a business financial point of view, it makes sense to put 2 pitches between biggest boarded pitch and caravan pitch.

As really 15m gap between pitches (plus hedging over time to give privacy) should be ample.

So should I do a “double / semi-detached” pitch, this would be 6ft perimeter fence, then a fence down the middle at 4ft high and a 4-5ft wide gate in the middle - aimed at friends and families who’d like to share the space.
Guesstimate size wise 12m depth x 17m for each pitch. These pitches could also be booked together maybe by someone who wanted to be able to have an eating area without their dogs rifling through the cupboard.
Id be reckoning £30/n

Or leave it as 3 big pitches with a lot of space between, but the price would be a little more £35/n.

So what are your thoughts with your dogs / kids?
Under 16’s will be welcomed Mid July to Mid September.

Incase any of our followers are driving through Machynlleth on Saturday.

This Saturday at the bowling club Machynlleth, I’ll be helping out at the North West Cancer Research coffee morning a charity very close to our hearts.

If you’d like to buy an admission ticket prior to the day, please let me know and I can come meet you in Mach - I have 10 to sell.
They are £2 each and it’s on 10-12 noon.

There are plenty of cake stalls, tea, coffee, biscuits, a big raffle! Last year they did a tombola - numbers on bottles/beauty products etc and lots of other fun stalls.

Heads up on a developing idea:

This will be located down in the new Cae Jacs field where the future campsite would be going. It will though only have 1 booking on at once for next year.

For 2027 we will be offering a select few dates through the summer period predominantly, after silage (2-3 rd week June) as another single pitch, and help us get some feedback on the field, before converting into a proper campsite.

We had hoped to do something this September, but renovating/moving house (1/2 a mile down the lane, so hut & Dulas Campers will drive past us now😄) is taking up more time than we planned.

The field is presently stocked fenced at just under 4ft high (I’ll be doing another post, with more details on the field this autumn - once we finish moving) and is surrounded by bushes/hedges.

When we do open bookings (not yet!) we are thinking of offering 2 options - so campers can choose at booking which they’d prefer.
As standard for single pitch - all dogs and types welcomed, no limit on number and are free.

Option A)
For £38/n Inc 2 people, dogs, and what you are sleeping in.
£10/n for extra people up to 2 more ages 5 years and above (under 5 are free). Total number of people 5 (inc babies etc).

We will provide:
A compost loo with hand sanitiser
A camping shower with bucket and nature friendly products.
A gas hob with 2 kettles to help with filling up the bucket to the right temperature.
The Gas hob can also be used for your own cooking too. (We may put in a gas shower, but got a few things to sort out and depends on time available).

Drinking water - we will supply 1x 5L water container per booking.

Shower water - We advise you not to drink it whilst showering. MUST be boiled first, if you did want to drink the shower water.

Or

Option B

£20/n - up to 2 people, £5/n for extra people up to 2. Under 5 years old are free. Total number of people 5.

We only provided a compost loo, and you bring your off-grid setup.

Drinking water - we will supply 1x 5L water container per booking.

Shower water - We advise you not to drink it whilst showering, MUST be boiled first, if you did want to drink the shower water.

How far is the future planned Cae Jacs campsite area going to be from the Hut Hafan y mynydd and Dulas single pitch?

Hopefully this 1st photo will put our guests at ease.
Yellow and Red splodge up by “Dulas Glamping” pin point is Dulas pitch (yellow) and red (hut).

About half way down the hill, Big Blue area with D in is the dog field, and then close to the bottom the purple rectangle with black spots is the proposed campsite.

If driving from the single pitch to the campsite it’s 0.8 miles away / 1.2 Km away. There are many hills and hedges between, so no visuals on Cae Jacs campsite.

From the Dog field, you also can’t see the hut or Cae Jacs campsite.

I’ve put up a very rough idea of how the roads to each enclosed pitch will look like.

Pitch A will have an en-suite and be at least 20m x 20m, 5ft of closed solid board and 2ft of wire, the other pitches will share the communal block and be of varying sizes, all with some solid closed board but maybe only 3ft high with different prices.
The 4th pitch location yet to be decided, this pitch may be wire only.

Field still has some additional features to be added, along with a mow now we have had rain!!

Pippa would like to add an overhang and still got to add the anti-dig / rabbit wire going up the fence and out like an apron. Whilst small dogs haven’t got through our dog fence wire before, it’s always good to be doubly sure.

In the meantime, lots of dogs are having fun, free of charge.
