�We are Maggs and Dan, along with our two girls and small dog, Winston. Welcome to our beautiful home on the Black Isle just north of Inverness in the stunning Highlands of Scotland. We have for holiday rental a self

-contained annexe that’s attached to our beautiful family home. The annexe is separated from us by a locked dividing door. You’d have your own entrance (2 entrances, actually) and can be as involved as you want, or don’t want with us. We are on hand to help with enquiries or recommend places to see or eat but will of course leave you completely alone should that be your preference. Dogs are very welcome at Highland Annexe. We have spare bowls, poo bags, blankets and towels for your pouch if you’ve forgotten them. The annexe has 2 double bedrooms (1 double and 1 king). Both bedrooms have built in wardrobes. The main living space is very large, light and airy with double height ceilings and velux windows. We can sleep 4 on beds but we are happy to provide a deluxe self inflating single air bed, towels, bedding etc for an extra child with a small surcharge. The kitchen is bespoke and very high quality. It’s fully stocked with everything non-food you’d need for a stay with us including a dishwasher. Bluetooth speakers are built into the ceiling in the kitchen. We have a separate utility room with a washing machine and outside drying space for clothes. We will provide a welcome basket. Bathroom-wise it’s a wetroom/shower (no bath) but has plenty of space to move around in and is fully tiled. The annexe is a bungalow so inside is step free but there is a step to get in around the back. The front entrance is not wheelchair friendly. The large garden out the front is shared with us. We have our own separate fenced part that we ask guests not to use. There is a grassed section with meshed wooden fencing behind the annexe that will be just for your use.

I’d kindly ask that our guests complete one or both of these consultations. If you’re only going to do one, please do the rural.

Although this doesn’t impact us at the moment as our councillors voted against the control area (thank you)! It does impact others and ultimately will impact tourism in the Highlands.

The whole of Edinburgh is now a control area and it has completely killed off Airbnb style properties, therefore increasing hotel costs exponentially as there are far fewer places available to stay.

The Scottish government have a strange view on tourism. Our industry has had licensing imposed, a huge - and out of proportion to other hospitality industries business rates increase, tourist tax on the way and now this.

It’s like they don’t want tourism. Or they do want it but only for the big hotel chains where the income goes elsewhere and not to ordinary local people.

In the highlands especially we NEED tourism.

⚠️ ATTENTION HIGHLAND OPERATORS & TOURISM BUSINESSES ⚠️

Highland Council has recently launched consultation on proposed new Short-Term Let Control Areas.

This is not just a local issue. The outcome could influence policy decisions across Scotland.

If adopted, these measures could impact:

• Existing operators
• Future investment
• Tourism capacity
• Rural business sustainability
• Local jobs and supply chains

We urgently need strong industry engagement.

Please do not assume others will respond on your behalf.

Every submission matters.
