The Dunedin is a large Victorian house dating from 1886 and is AA 4-Star rated Guest Accommodation, it has 8 tastefully furnished letting bedrooms (1 single, 1 Triple, 1 Family and 5 Doubles), each with modern en-suite shower, wash basin and WC together with Free-view digital colour TV, DVD player, radio alarm, hair dryer, cooling fan and tea/coffee making facilities.
The Dunedin is situated in a wide and tree-lined avenue leading to the seafront, with its long promenade and sheltered bay and there is unrestricted parking on both sides and for most of Alexandra Road and the adjoining roads.
Situated on the edge of town, but within a few short minute’s walk of the centre and the seafront, Dunedin is in the ideal position.
Breakfast is served in our bright and airy breakfast room, which is situated on the lower ground floor and the Guest Lounge is situated on the upper ground floor with a comfortable settee and armchairs. There is also a Freeview TV, DVD player and stereo system. There is access to the Internet throughout the building for our Guests via our Free Hot-spot Broadband wireless (WIFI) network.
Owner’s accommodation consists of a Double bedroom, lounge/office and shower room.
Regarding turnover, this is restricted to a figure below the VAT threshold level, the current level being £77000 and we trade for only 10 months of the year. With all year round trading and full utilization of the internet booking agencies we now use, the turnover could well exceed £100000 but VAT registration would be necessary.
We have owned the Dunedin for just over 10 years, have spent circa £90000 during this period on improvements etc. and plan to retire. Please note that all furniture, furnishings and fittings etc. in the letting rooms, Guest Lounge, breakfast Room & Kitchen are included in the price.
