The cottage has been renovated and is ready to welcome visitors, whether it be for relaxation, exploring the surrounding area or for work. LOCATION:
• Maud - 2.3 miles, Mintlaw - 3.7 miles, Peterhead - 13 miles, Fraserburgh - 16 miles, Inverurie - 24 miles, Aberdeen - 30 miles
• Sitting on an elevated plot approximately 500m up a farm track
• Local villages provide a number of facilities inc

luding general stores, cafes, restaurants, takeaways, fuel stations to name only a few.
• Ideally situated for exploring the numerous attractions that surround this fabulous area of North East Scotland.
• Beaches, castles, golf courses, country parks and kids activities are all within easy travelling distance of the property.
• Maud was at the heart of the bustling rail travel and since its closure, we are now lucky enough to have the Formartine & Buchan Way providing fantastic walking & cycling opportunities in 3 different directions! AMENITIES:
• Kitchen - Fully equipped with built in single oven, hob, dishwasher, fridge with freezer compartment, microwave, kettle & toaster. Dining table seating 6, TV, patio doors
• Lounge - Corner sofa, Smart TV, electric stove
• Bedroom 1 - Double bed. Free standing open wardrobe, large mirror, hairdryer
• Bedroom 2 - Twin beds & can convert to Super King (please notify if required as Super King). Free standing cube storage
• Shower Room - Large shower, toilet, sink & vanity units, heated towel rail
• Bathroom - 3/4 size bath, toilet, sink, heated towel rail
• Utility Room - Washing machine, condenser tumble drier, sink, iron & ironing board

• Outdoors - Patio area with hot tub, private garden with grass areas, patio furniture, lockable shed, drying area

• Games Hut - Pool table, table football, activity table, sofa, coffee table (Please be aware the games hut has no heating and a cement floor)

• Sleeps up to 6 (+1 travel cot)

• Free Wi-Fi (speed may be variable)
• Parking for at least 3 cars
