Scotland’s holiday let market is changing, but there is still plenty of opportunity for owners to understand their property and how to position it properly.

There are currently 32,317 short term let licences or exemptions in operation across Scotland, with 78% relating to secondary lets.

Before the colder weather settles in, it is worth checking a few essentials around your holiday let.

✅ Test the heating and hot water before guests need them
✅ Check windows and doors for draughts or leaks
✅ Clear gutters and drains of fallen leaves
✅ Make sure outdoor lights are working
✅ Keep paths and steps clear and safe
✅ Test smoke and carbon monoxide alarms
✅ Look for signs of damp and check ventilation
✅ Keep spare duvets and blankets available for chilly nights
✅ Provide suitable, safety checked electric heaters as a backup, with clear instructions for use
✅ Leave simple heating instructions and an emergency contact number
