“What’s meant for you, will not pass you by.”

Kitson House started out as a lifelong dream for David. Having spent every summer holiday coming to Scarborough 🦀 as a child, he had fond memories of his ‘happy place’ ⛱️ spent with his family. Meeting Gill meant she was soon taken to Scarborough 🐟 and when Thomas 👶 came along it was always going to be his first holiday 🍦.

3 years ago on a lone trip north to visit family, David was sent to view a few houses 🏘️ in Scarborough on a grey January day. This house was a ‘wild card’🃏, it wasn’t meant to be a serious prospect and the pictures didn’t show it off to its best. David fell in love with the charm of the house 🏠 as well as its position giving it stunning views 🌅 from every window in all directions of -

🏖️ South Bay beach
🏰 Scarborough Castle
⛵️ Scarborough Harbour and Lighthouse
🏛️ Scarborough Spa
⛰️ Oliver’s Mount
🌊 The coastline towards Filey

The house was also in the charming Old Town and you could be on the seafront 🐬 in a couple of minutes from the back door. The house was perfect! After narrowly losing out in the bidding for it, we had to accept it wasn’t to be. Until a week later, it was….when the previous buyers pulled out! 😊

Fast forward a year of wallpaper scraping and finding (and then looking again) for the right trades 👨‍🔧to replace the bathroom 🛁 and add another, Kitson House was launched. We are delighted that we can share the house with others looking to make memories 🫏 of their own time in Scarborough 🦞 with their families 👫 and grandparents 👵👨‍🦳 too under one roof.

So Gill is guest relations 💬, Thomas is interiors🪞and board game 🎲 consultant and David is everything else 🛠️ on site when the guests aren’t there!

The saying at the start is what the previous owners said to us when we met them….the same time that Gill and Thomas saw the house for the first time 😃

A spacious Victorian Town House nestled in quiet spot of Scarborough's historic Old Town just a 2 minute walk to the harbour and some great restaurants. An easy walk to the beach and also town. Kitson House has a slightly elevated position which means there are sea or castle views available from every room and window as well as the 2 terraces.

6 stylish bedrooms across 3 floors comfortably accommodate a group of up to 10 guests plus a baby. Bedrooms include 2 kings, 1 double, 2 twins and 2 singles. 2 rooms available with flexible setups - making it perfect for 2 or 3 families. The bathrooms have all been newly fitted - the family bathroom has a separate shower, bath, toilet and basin; a separate WC with basin; ensuite bathroom on the top floor. 4 other bedrooms have a basin with mixer taps.

Well equipped kitchen, dining and living rooms that accommodate all guests comfortably. Outside there are 2 terraces - the rear terrace with ample seating and far reaching sea views and also towards the castle, and the front terrace offers a couple seat and views towards the South Bay beach and Olivers Mount beyond.

A very comfortable house for all ages, with a great selection of family board games, toys, puzzles and colouring for the young ones and gin and champagne glasses should the grown ups need them :)

There are 2 terraces to enjoy a drink
while taking in the views. The front terrace with its couples seat has views towards the South Bay and beyond to Oliver's Mount. Step out from the kitchen onto the rear terrace where you will find ample seating to enjoy the far reaching sea views and also towards the castle.

Kitson House is perfectly located in a quiet spot just minutes to the beach and all the action, yet also an easy stroll to town too. Superb choice of restaurants and bars right on the doorstep, as well as the many arcades and Luna Park funfair.

Walking distance to Scarborough Castle, the North Bay, the Open Air Theatre and Scarborough Spa.

The perfect pad for multigenerational families to enjoy their time in Scarborough together 😊
