th views north and west to Dartmoor, east across the Avon Valley to the small village of Diptford and beyond, and south towards Kingsbridge, Dartmouth and the coast, the quiet of the countryside is usually disturbed by nothing louder than birdsong. This then wends its way north through the hamlet of North Huish and down to the village of Avonwick, and south towards Modbury, Salcombe and the sea. Sleeping six and with two bathrooms, Little Norris is an idyllic, charming, comfortable, well furnished centrally heated cottage, perfect for those looking for a peaceful self-catering luxury farm cottage holiday, short break or long weekend in South Devon. Close only to the farmhouse at Higher Norris itself, Little Norris lies surrounded by green rolling fields, home for much of the year to seemingly countless cows and sheep. Higher Norris Farm is smaller now than it was in the past, but whenever the remaining fields are free of sheep, guests are still welcome to walk over them down to the Avon or explore the three acres of woodland adjacent to the river. Fresh eggs from our own hens and home grown seasonal vegetables are often available. The Accomodation
The living room is 25 feet in length, carpeted, comfortably furnished and with an open fire in one corner and overlooked only on occasion by various sheep or cows grazing lazily in the field to the south. Here is somewhere to sit, relax, perhaps sip a glass of good wine, and fully savour the serenity of your surroundings. Of course, should you want for distraction, there is a 32" LCD Toshiba Freeview television, together with a DVD player and a few DVDs should you forget to bring your own. Conversely, there are some board games, an old Scalextric set or, should you prefer to read and have forgotten to bring a book, there are a number of paperbacks as well as a plentiful supply of the latest magazines. The large kitchen
can boast large green Aga, sadly now no longer functioning, and an antique pine dresser complementing the antique pine table that is comfortably capable of seating six. Other facilities worth mentioning include an electric oven and hob, dishwasher, washing machine, microwave oven, electric kettle and a sizeable refrigerator with an ice compartment. The master bedroom
is on the first floor and from the comfort of the king sized bed you can look out eastwards through the French windows, over the balcony, and across the fields and the Avon valley towards Diptford and beyond. There is a table and seating for four on the balcony, where you can sit and savour the spectacular views in every direction. The room itself is carpeted and contains a freestanding wardrobe and dressing table
The second bedroom
is spacious, and again carpeted and with a double bed. The room has a large window where you can sit and look out over fields and up the drive towards the lane. There is also a built in wardrobe. Bedroom Three:
unlike the other two bedrooms, bedroom three is on the ground floor. Containing two single beds the room is tiled but with strategically placed rugs and has French windows leading through to a sunroom and then out to the garden. Next to the door to the bedroom is the door to the downstairs WC. Bathroom One is located upstairs next to the Second Bedroom, and contains a bath, WC and hand basin. Bathroom Two
is situated next to the Master Bedroom and has a contemporary walk-in shower, a WC and hand basin. The downstairs WC
very usefully provides easy access from Bedroom Three, the Kitchen and Living Room. We are happy to provide bed linen and bathroom towels at no extra cost. These will be changed on a weekly basis. Please bring your own beach towels.
