nside, there’s a private garden and access to a fully enclosed paddock to run around in off-lead/play footie. Kids are free to roam! The caravan is very clean and has been recently kitted out completely with new bedding, crockery, cutlery etc. The interior is fairly dated and shabby/worn, but we hope this is reflected in the price and the setting makes up for it!!! We like to think of it as vintage! We are scrupulous about cleanliness. One double bedroom, one single and a large double bed in the living room that can also be made up with two single duvets. A travel cot can fit next to the single bed in the small bedroom and we have one available. Kitchen, large shower room and separate toilet. There is a completely enclosed/secure private garden with the Parlour caravan which is ideal for dogs or children, and we welcome pets with open arms. If you have children who like exploring they are welcome to run around in our paddock, and dogs can also be off-lead in this space to run around as they please- it is fully enclosed. Views here are stunning and we are very secluded - we only have the one caravan. Close to Exmoor national park and within walking distance of the Grand Western Canal, where dogs can be off-lead. Close to road and rail links - very easy to get from M5 or mainline train to Paddington. Private garden has fire pit, BBQ, seating and lawn. Enough private parking for four cars. Guest access

What Three Words location of our gate is alongside.pancake.lines - says 2 Middle Pitt Cottages on wall to the left of our gate. Please note that there is not WiFi here- but signal is good on most networks (except O2). Caravan equipped with working kitchen including oven, microwave, fridge and toaster. TV with built in DVD player. Bedding provided – please bring towels. Space for travel cot or airbed in single room – Travel cot and high chair available if needed. The Parlour is situated just 5 mins from Tiverton Parkway and the M5. Close to Exmoor National Park and not too far from Dartmoor too. If you’d prefer a beach, you are only 45 mins from the North Devon coast and 35 mins to the South Devon Coast. Closer to home the Great Western Canal is just 5 mins away for either a cycle or walk. A local shop in Sampford Peverell 5 mins away and supermarkets in both Tiverton and Cullompton. Taking bookings for summer 2023
