Cadliam is now fully booked from now until the end of August, with the exception of 2 weeks.

Bookings were very slow at the start of this year however I am very pleased to report Cadliam has now received a high number of bookings, more importantly, a high number of returning guests. It is always a huge compliment to welcome back returning guest.

Overview
Cadliam Apartment continues to achieve the required scores to support the safe scoring Four Star Gold rating
on this assessment visit.
Exterior aspects are tidy and well maintained - off road parking to the rear will be appreciated by many.
The open plan lounge and diner features a modern and contemporary decorative finish - very well maintained
and relieved. Comfortable quality seating and a superior hard surface flooring all assist with quality
perceptions here, Modern technology noted.
Bedrooms remain well presented with quality well dressed beds and some substantial furnishings.
A smaller bathroom, but well equipped and very well lit with critical provision at the mirror. Sanitary ware is
quite standard but presented in very good order. Complimentary toiletries are provided for guest use here.
The kitchen is well stocked and equipped with numerous additional extras - a modern composite work
surface and very good appliance specification noted here.
Overall a comfortable modern apartment set in a pleasant and convenient residential location within easy
walking distance of the town and harbour. A worthy recipient of the Gold Accolade.

The professionally presented agency website is located easily on Google, listed in the first 7 following a
search for “cottages in Scarborough and Whitby” and features a high standard of presentation with some
excellent and very tasteful photography promoting the cottage portfolio in an accurate and detailed manner.
Contact phone number and office postcode clearly promoted.
Good to see accessibility dealt with sensitively within the site – individual property access statements are
published under each listing for the benefit of the mobility / visual / hearing impaired visitor .
Links to social media noted - will assist in raising web presence here.
Cottage listings feature a wealth of useful information and include accurate promotion of ratings held. Detailed
information on cottage inventories, though consider referring to the welcome packs provided here to entice
new business.
Comprehensive detail, impressive photography and overall providing an accurate reflection of the quality to
be found within each of the agency managed and owned cottages / apartments / houses. Commendable.
Cleanliness/Housekeeping
Great attention to detail evident in all areas of the property again this year, a credit to the housekeeper. Living
areas were dust free and fresh in appearance. Bedrooms carefully addressed with skirting boards and high
levels dust free, beds and free standing furniture had been moved recently for vacuuming. Bathrooms
gleamed with glass and chrome detail presented in a spotless state. Fine detail addressed in the kitchen also
- commonly overlooked areas such as fridge and freezer seals, backs of the drawers and cupboard bases all
well presented. Commendable.
Management Efficiency
Agency management efficiency aspects remain excellent with a professional and appropriate booking
procedure adhered to and excellent information as regards terms and conditions via the website.
Appropriate key collection arrangements are in place, with a staffed office available during business hours.
The in house information folders have been formalised and are compiled with great attention to detail. The
property is dressed with numerous additional extras and thoughtful accessories in order to enhance the
guest stay. A thoughtful welcome pack is provided.
The proprietors appear to adopt a "nothing is too much trouble" approach to catering for their guests, this
backed up by the many positive comments in the visitors book. Commendable.
Potential for Improvement
The property sits comfortably within the designated ratings banding, and it is understood that the proprietor is
happy at this level. The ongoing programme of maintenance and renewal should be more than sufficient to
ensure the safe retention of the grading for the next period
