High Borrans Lodges Luxury Lodges and Shepherds Hut for couples, located on a working hill farm near Windermere.

High Borrans Lodges are located on a traditional working hill farm close to Windermere, in the Lake District. The farm and lodge site are run by Cathy and Jonathan Hodgson and their family. The lodge park is small, private and enclosed and is ideal for quiet, relaxing, rural breaks. Although we are a quiet peaceful lodge park, we are within a 10 minute drive of Windermere.

Some holiday mornings begin with a walk. Others begin with, “Where shall we go for coffee?”☕

If you’re staying with us, here are two places to put on your list.

Homeground in Windermere serves speciality coffee and daytime food, so you can let a coffee stop turn into breakfast. They take walk-ins rather than bookings.

Over in Ambleside, Force Café on Stockghyll Lane is a lovely stop for coffee and cake, with Stock Ghyll Force nearby if you fancy a wander afterwards. Dogs are welcome at the café, too.

There’s a person behind Percy’s name.

Our shepherd’s hut is named after a local farmer and shepherd who was a close friend of the family. He inspired Jonathan to carry on farming here in the Lake District, so it felt right to give him a place in the next chapter of High Borrans.

Handcrafted locally and tucked into its own cherry orchard, Percy is a snug little place for two. There’s underfloor heating for chilly October mornings, and a king-size bed for taking your time getting up.

When you stay at High Borrans, you’re staying on our family farm.

We’re the Hodgsons, and alongside welcoming guests to the lodges, we farm the fellside here just outside Windermere. Our Swaledale sheep are very much part of the scenery, so you’ll probably get to know a few of their faces during your stay. 🐏

October brings shorter days, but there’s still work to be done out on the farm. You might be heading out for breakfast as we’re getting on with the morning jobs.

It’s a little glimpse of the place we call home. We’re glad we get to share it with you. 🫶

The first thing you’ll want to do when you arrive at Grove is have a look at the view.😍

It sits at the highest point of our lodge park, with big windows looking out across the countryside. Even on a day when you’re quite happy staying indoors, you can watch the weather moving through the valley from your armchair.

Run a bath after your walk, then settle in for dinner together. The kitchen’s there for evenings when you’d rather stay put.

Grove sleeps two and is one of our lodges that doesn’t accommodate dogs.

You know that book you’ve packed for your last two holidays and barely opened? Bring it with you.

Leave a little room in your October break for an afternoon back at the lodge. A few chapters while your other half puts the kettle on, then a conversation about where to go for dinner that can wait until you’ve finished the page.

Our guest EV charge point makes it easier to arrive, settle in and spend more of your break enjoying the landscape. With Windermere around 10 minutes away, excellent access to the wider national park and walking routes from the farm, High Borrans gives you plenty of ways to explore.

At High Borrans, the countryside is not simply the view - it is part of our every day. 🐑

Our family run a 1,000-acre working hill farm rooted in traditional Lake District farming. Swaledale sheep, cattle, Fell ponies and hardworking sheepdogs all share this landscape, while deer, owls, red kites and bats may also be spotted across the fells and around the old barns.

That means no two stays feel quite the same. There is always a changing view, a new sound from the farm or another reason to pause and look around.

Percy may be our smallest place to stay, but there is so much tucked inside. ✨

Locally handcrafted and designed especially for two, our shepherd's hut has a built-in king-size bed, underfloor heating, a fitted kitchen, walk-in shower and all the cosy touches you need after a day exploring the Lakes. Step outside and you have your own private cherry orchard, complete with a fire pit and wooden loungers for evenings under the sky.

Percy was named after a local gentleman farmer and shepherd who was a close friend of the family - a little piece of Lake District heritage at the heart of High Borrans.
