How many "products" does a single campsite actually sell? 📊
Some insights from our CEO, dr. Katalin Varga, based on her many years of experience.
When people picture a campsite, they usually think of one thing: a pitch.
In reality, a single campsite may offer a dozen fundamentally different types of accommodation at the same time.
That diversity is one of the toughest data management challenges in the camping industry.
Take a single Pannova Group property as an example.
The main categories alone include tent sites, caravan and motorhome pitches, mobile homes, and holiday houses. Within the pitch category, there are 60, 80, 100, and 120 m² standard pitches alongside 80, 100, and 120 m² comfort pitches. Mobile homes come in four different types and sizes, holiday houses in five. Even tent pitches are divided into standard and large categories.
📌 Each accommodation type is effectively a separate product, with different:
🔹 target markets and guest profiles
🔹 booking windows and pick-up patterns
🔹 average length of stay
🔹 pricing structures, pricing dynamics, and price sensitivity
🔹 revenue profiles
🔹 competitors
📌 Occupancy, margins, and seasonality behave differently for every accommodation type.
📌 The economics are fundamentally different.
A pitch is a piece of land, while an apartment or mobile home is a depreciating asset with its own housekeeping, maintenance, utility, and replacement costs. As a result, each accommodation type has different:
🔹 cost structures and marginal costs
🔹 profitability and ROI
🔹 competitive landscape
📌 Even shared infrastructure isn't shared equally. Sanitary blocks primarily serve pitch and tent guests, while the beach, pool, volleyball court, restaurant, game room, playgrounds, animation and bike rentals serve everyone. Allocating shared operating costs across accommodation types is far from straightforward.
👉 This is exactly why off-the-shelf hospitality systems struggle here. They're built around a handful of similar hotel room types, not a portfolio this heterogeneous.
Good data management doesn't average these differences away. It preserves the granularity—by accommodation type, period, and property—so that every strategic, operational, marketing, and sales decision is based on relevant data.☑️
💡This product diversity adds complexity and requires extra attention. But it is also one of the key reasons campsites are among the most resilient accommodation providers.
And this is what enables a campsite to adapt perfectly to its destination and integrate seamlessly into its surroundings.
