Around 2021, the circle rate (government rate) for approved projects was generally in the range of ₹8,000–10,000 per gaj. Projects were priced accordingly with gradual development.

Today, with revised circle rates by authorities (now approx. ₹35,000–38,000 per gaj), newer projects are entering the market at much higher starting prices — even at very early stages of development.

In many cases, projects that are still in initial stages may not yet have complete infrastructure such as roads, water supply, or electricity, and full development may take time.

One approach many devotees find helpful is to explore projects that are already significantly developed. These often offer:

• Existing infrastructure and utilities
• Quicker usability for stay or construction
