The open plan sitting and dining rooms on the top floor and on the ground floor have plenty of comfortable seating areas, fires and wood-burning stoves for spring and autumn evenings. The two kitchens in the villa are – one on the ground floor and one in the connected penthouse apartment – are well-equipped, with dishwashers, gas tops, ovens, toasters kettles LOTS of wine glasses! Two dining and living rooms mean plenty of space for everyone to cook, play and relax together or take a bit of time out! The 6 bedrooms all have comfortable mattresses and King beds. Fresh white linen and towels are all provided. There are three bathrooms and one additional toilet, high ceilings, chestnut-beams & French-doors with balconies on every floor. There is an amazing amount of light that pours in with breezes and views from the country outside. Gazebo, BBQ, large private garden, large private olive grove, and patio Alfresco dining under the gazebo. Other Amenities: 2 BBQ’s, cot, high chair
Ground Floor
Fully equipped kitchen with a gas top electric oven. The kitchen connects to the large, comfortable and beautifully decorated living room with a working fire. The living room opens onto the large terrace with a al fresco dining table. There is also a toilet and washing machine + direct access to large garden
1st Floor
Bedroom 1 has a King bed in a very large, elegant master bedroom and a balcony overlooking Tuscany. Bedroom 2 has a King bed with views of the surrounding countryside. Bedroom 3 has a Double bed with a view over the piazza. Bedroom 4 has a King bed and a twin bed.
2nd Floor
Self contained apartment with full kitchen and living/dining room
Bedroom 5 has a king bed in a large, charming room with lovely views. Bedroom 6 has twin beds which can be made into a double
These rooms share a large bathroom

* All rentals include bed linen and bath towels. There is an English/ French and Italian speaking manager and self check-in. Additional housekeeping and a personal cook are available upon request

Some of the best meals aren’t found by searching for the highest-rated restaurant.
They’re found because someone local says, “You have to go there.”
Il Circolo is one of those places.
Delicious, seasonal, generous food, a warm welcome, and the sort of atmosphere that makes you order just one more carafe.
Even better, Chef Jimmy is often there, so if you see him, make sure you say hello.

It’s places like this that turn a holiday into something you’ll still be talking about long after you’ve gone home.

Sunlight melts across the hills, the olive trees and cipressi. It flickers past the car window in soft green waves on its way back down to the valley.
This is the slow arrival — the shift from noise to stillness — as you make your way through Umbria’s countryside to Villa Gioiella. Windows down, warm air, that quiet sense you’ve found somewhere special… and you’re not even there yet.

Chiusi, one of those places that reveals itself slowly… above ground, it’s all sun-warmed stone and quiet piazzas — but beneath your feet, a whole other world waits.

We wandered through Etruscan tunnels, climbed out over sweeping views of the Valdichiana, lingered over plates of pici al ragù, and let market mornings and long lunches set the pace. From Chiusi Scalo’s easy local energy to the hilltop’s slower rhythm, it’s the kind of place that doesn’t shout for attention — but stays with you anyway.
