Nobody loves surprises at closing. So here is the real math, line by line.

Beyond the purchase price, budget roughly 5 to 8 percent in closing costs in Mexico. Where it goes:

ISAI, the acquisition tax, usually around 2 percent of the value.
The notario público fee, for verifying title and formalizing the sale.
Public registry fees, to record the deed in your name.
The avalúo, the official appraisal.
Fideicomiso setup, if you are buying in the restricted zone through a bank trust.
Plus smaller items: certificates, permits, and processing.

A few things worth knowing. The percentage runs higher on lower priced homes and lower on higher priced ones, because several fees are close to fixed. And these are costs to plan for, not negotiate away, so it is better to see them before you make an offer than after.

The word fideicomiso scares off more good buyers than almost anything else. It shouldn’t.

On the coast, within 50 km of the water, foreigners hold beachfront property through a bank trust called a fideicomiso. It is not a lease and it is not a loophole. A Mexican bank holds title as trustee, and you are the sole beneficiary with every ownership right that matters. You can live in it, remodel it, rent it, and sell it whenever you choose.

The term runs 50 years and renews indefinitely. You name your heirs directly in the trust, so it passes to your family and skips Mexican probate. That last part is a real advantage most buyers never hear about.

It is authorized by Mexican federal law and supervised by the banking system. Foreign families have owned this way on Banderas Bay for decades.
