今天我们 Verve Property Management 的负责人直接来给大家划重点，聊聊在淡季和不同房型下，怎样才能稳住出租率、提高曝光率！👇

💡 问题一：淡季的时候，如何提高曝光率？
很多人以为淡季就要省广告费，其实正好相反！
我们在淡季会和不同的 Marketing 公司长期合作。比如安排一些 KOL 或者是网红来做“开箱视频”（Review）。
通过社交媒体（Social Media）的持续轰炸，直接把视觉效果拉满！这样能最直接、最有效地吸引到顾客，让他们看了就想直接跟你 booking！

💡 问题二：你们平均的出租率是多少？
其实，出租率的高低，很大程度取决于你房子的类型（Property Type）。现在市场上的房型主要分为以下几种：

🏊 Pool Villa（带泳池别墅）：这种房型的出租率通常会比较高！因为它的用途非常广（Multi-purpose），很多人会特地订来做 Event、搞 Party，或者是公司办 Company Bonding（团队凝聚活动）之类的。

🏡 Landed House（地面房产/排屋） & 🏢 Condo（公寓）：这两类就属于 Average（平均水平）。它们的出租率相对来说比较平稳、比较稳定。
