E-Hailing Drivers Can Now Protect Themselves and Their Passengers

Kuala Lumpur, 12 December 2017 –
MSIG Insurance (Malaysia) Bhd (MSIG Malaysia) has launched E-Hail E-Zee, a new motor insurance add-on that is the first in Malaysia to provide e-hailing drivers with peace-of-mind in the event of an accident while they are providing e-hailing services.

“Many drivers assume that their standard comprehensive insurance covers them in the case of an accident when providing e-hailing services, but this is not actually the case.

Until now, drivers providing e-hailing services were at great risk of substantial financial losses if they have an accident while carrying passengers, not only from damage and injuries caused by the accident itself, but also from potential legal action by passengers if they sue the driver.

Understanding the gap in the current motor policy, MSIG is proud to launch E-Hail E-Zee, allowing e-hailing drivers to protect themselves and their passengers,” said Mr Chua Seck Guan, MSIG Malaysia Chief Executive Officer.

MSIG has been liaising with various parties such as Bank Negara Malaysia and Persatuan Insurans Am Malaysia (PIAM) to create this approved add-on insurance which will enable e-hailing drivers to enjoy peace-of-mind while working.

“It has been reported* that new laws will come into place in the near future which will require e-hailing drivers to ensure that they are properly insured for e-hailing services, but they can actually purchase our E-Hail E-Zee insurance right now.

This will give them immediate protection and will still be valid when the new regulations come into force, so there is no reason for e-hailing drivers not to sign-up straight away,” said Mr Chua Seck Guan.

MSIG E-Hail E-Zee motor insurance add-on will provide authorised e-hailing drivers with the following cover when they are providing e-hailing services:

Loss or damage to the vehicle due to accident
Loss or damage to the vehicle due to fire or theft
Loss or damage to third-party’s vehicle or property
Death or injury to third-party involved in an accident
Legal liability to passengers and legal liability of passengers
Accidental Death or Permanent Disablement to the driver

The ‘Legal Liability of Passengers’ element covers unexpected negligent acts carried out by the passengers, beyond what it is reasonable for the driver to control. This could include, for example, a passenger suddenly opening their door without checking - resulting in an accident, damages or injury to other vehicles or pedestrians.

The cost of MSIG’s E-Hail E-Zee cover will vary depending on several factors, including the vehicle’s sum insured and the policyholder’s details, as it is risk-based. However, it will still be a relatively affordable add-on to the driver’s existing comprehensive insurance coverage. For example, a standard vehicle that is below 1.5 CC with full 55% No-Claim-Discount (NCD) can enjoy the coverage with an additional premium ranging between RM0.30 to RM0.70 a day.

Mr Chua Seck Guan, concluded, “It is wise to have coverage to minimize the financial losses in the event of accident. E-hailing drivers can also worry less as they can continue to enjoy the same value-added services of MSIG’s Motor Assist Programme for vehicle breakdowns or accidents.”

The introduction of MSIG’s E-Hail E-Zee is one of a number of new motor insurance add-ons that MSIG has launched since the liberalisation of motor insurance earlier this year. These add-ons include: Waiver of Betterment Cost, Limited Special Perils, Smart Key Shield and Driver’s Personal Accident Insurance. The Building and Common Property (Maintenance and Management) Act 2007(" The Act") coming into force on 12 April 2007 in the Peninsular Malaysia.

The powers and duties of the JMB are enumerated by Section 8 of the Act which stated
8. (1)(c) to insure and keep insured the building to the replacement value of the building against fire and such other risks as may be determined by the Body;
8. (1)(d) to apply insurance moneys received by the Body in respect of damage to the building for the rebuilding and reinstatement of that building;
8. (3) The Body shall be deemed—
(a) for the purposes of effecting any insurance under paragraph (1)(c), to have an insurable interest in the building equal to its replacement value or any value as determined by the Body; and
(b) for the purposes of effecting any insurance under paragraph (1)(d), to have an insurable interest in the subject matter of the insurance.
Interpretation:

The Joint Management Body must insured the following insurance:

1. Fire & All perils Insurance (Min perils Subsidence & Landslip, RSMD & BOW)

Building - For all the units that is individually own including all the common property.
In this case when the purchaser have a Loan with the Bank, the purchaser need not buy an additional insurance and can use the individual "Certificate of Insurance" issued from the Master policy.
It should include the following clauses:-
Reinstatement Value (valuation report by an accredited quantity surveyor at least once in 5 years)
Removal of Debris
Architect & surveyor Fee
Rent Clause

2. Public Liability Insurance
Legal liability to pay compensation for accidental bodily injury or accidental damage to the property to the Visitors for using the common property of the Building.

Under Section 4 Establishment of a Joint Management Body
(2) The Body established by subsection (1) shall be a body corporate having perpetual succession and a common seal.
(3) The Body may sue and be sued in its name.
(4) The Body shall comprise the developer and the purchasers.

Interpretation:

As the JMB is a body corporate the volunteered committee members can now be sued by the purchasers for Breach of Duty. An E&O or a PL policy to protected the personal liability of the individual committee.

3. Error & Ommission or Professional Liability Insurance

The Insurer will pay on behalf of any Insured all Damages resulting from any Claim for any Breach of Duty of the Insured.
N/B The policy should be placed immediately after the formation of the JMB.

马来西亚- 我的第二家园计划是由马来西亚政府推动的一项计划,让符合特定条件的外籍人士获得多次入境社交签证,以便长期居留在马来西亚。
多次入境社交签证有效期限为10年并可以更新。

申请资格
这项计划公开给马来西亚所承认的国家的公民申请,并无分种族、宗教、性别或年龄。这项计划允许申请者携带配偶,父母及孩子。马来西亚公民的外籍配偶和外籍人士在其工作签证期满后,可以申请此计划以在马来西亚退休生活。
申请者可携带配偶,年龄21岁以下的未婚孩子及60岁以上的父母。

为什么选择 马来西亚?

政府的支持
这项计划由马来西亚政府所提倡,策划和推行。因此,政府将会持续发展这项计划,确保计划取得成功。

文化和语言
马来语是官方语言而英语则是第二语言。不过其他语言还是可以自由使用。由于马来人占绝大多数,因此,马来人文化自然成为我国的主要文化,不过其他族群的文化仍然可以并存。各族文化更出现自由融合的情况。

休闲和娱乐
马来西亚拥有许多适合一家大小的休闲点,例如主题公园、森林步道,休闲运动及水上运动,同时是个拥有最多高尔夫球场的国家。

财务需求
申请者必须拥有足够的财务能力来维持在马来西亚期间的生活。

申请时:
年龄低于50岁的申请者必须证明拥有至少RM500,000的流动资产,同时证明拥有海外收入每月RM10,000。
年龄50岁和以上的申请者必须证明拥有至少RM350,000的流动资产,同时证明拥有海外收入每月RM10,000。对于退休人士,则必须出示获得政府认可退休金的证明,数额为每月RM10,000。

购买价值至少RM1,000,000房地产的全新申请者,在申请时将获准存入数额较低的定期存款。

申请获批时
当收到马来西亚移民局发出的“附带条件批准函”后,成功申请者必须符合下列财务条件。

申请获批:年龄低于50岁

一年期限之后,可以提领高达RM150,000作为购买房屋及汽车,还有子女在马来西亚教育及医药费相关开销。

体检报告
所有的申请者和他的家属(配偶和孩子),必须呈交由马来西亚任何一所私人医院,或注册诊疗的体检报告。
医疗保险
成功申请者及家属(配偶和孩子),必须拥有受马来西亚认可的任何保险公司所提供医药保险。不过,因年龄或健康状况而无法签购保单的申请者,则可豁免遵守是项条例。

保证金 (直接申请)
个人直接申请者需要支付保证金。请参阅马来西亚移民局按照国籍规定的保证金列表,数额从RM200至RM2,000。
个人保证金 (通过代理申请)
合法代理需要为他们的顾客(成功申请者及家属)支付个人保证金。

ABOUT MM2H PROGRAMME

Malaysia My Second Home (MM2H) Programme is promoted by the Government of Malaysia to allow foreigners who fulfill certain criteria, to stay in Malaysia for as long as possible on a multiple-entry social visit pass.
The Social Visit Pass is initially for a period of ten (10) years, and is renewable.
Eligibility
It is open to citizens of all countries recognised by Malaysia regardless of race, religion, gender or age. Applicants are allowed to bring their spouses and unmarried children below the age of 21 as dependants.

GOVERNMENT SUPPORT
This programme is initiated, organised and launched by the Malaysian Government and is thus one that the Government will continuously seek to improve, to ensure its success.

MM2H PROGRAMME TERMS & CONDITIONS
FINANCIAL REQUIREMENTS
Applicants are expected to be financially capable of supporting themselves on this programme in Malaysia.

Upon application:
Applicants aged below 50 years are required to show proof of liquid assets worth a minimum of RM500,000 and offshore income of RM10,000 per month. For certified copy(s) of Current Account submitted as financial proof, applicants must provide the latest 3 months’ statement with each month’s credit balance of RM 500,000.

Applicants aged 50 and above may comply with the financial proof of RM350,000 in liquid assets and off shore income of RM10,000 per month. For certified copy(s) of Current Account submitted as financial proof, applicants must provide the latest 3 months’ statement with each month’s credit balance of RM 350,000.

For those who have retired, they are required to show proof of receiving pension from government RM 10,000 per month.
Approved participant who has purchased and own property which was bought at RM1 million and above in Malaysia may state his/her intention in letter of application during submission to lower down basic fixed deposit requirement.

UPON APPROVAL
(A) Aged Below 50 years old
Open a fixed deposit account of RM300,000.00
After a period of one year, the participant can withdraw up to RM150,000.00 for approved expenses relating to house purchase, education for children in Malaysia and medical purposes.
Must maintain a minimum balance of RM150,000.00 from second year onwards and throughout stay in Malaysia under this programme.

Approved participant who has purchased and own property which was bought at RM1 million and above in Malaysia may state his/her intention in letter of application during submission to lower down basic fixed deposit requirement of RM300,000 to RM150,000 on condition that the property has been fully paid and ownership documents such as grant and land title have already been issued. This amount may not be withdrawn until the participant decides to terminate his participation in MM2H programme.

MEDICAL REPORT
All applicants and their dependants are required to submit a medical report from any private hospital or registered clinic in Malaysia.

MEDICAL INSURANCE
Approved participants and their dependants must possess valid medical insurance coverage that is applicable in Malaysia from any insurance company.
However, exemptions may be given for participants who face difficulty in obtaining a medical insurance due to their age or medical condition.

SECURITY BOND (DIRECT APPLICATION ONLY)
Applicants applying directly are required to fulfill the security bond condition. Please refer to Security Bond for rate per person by nationality, ranging from RM200 to RM2000.00.

PERSONAL BOND (APPLICATION THROUGH AGENT)
Licensed companies are required to provide the personal bond for their clients who have been approved under the MM2H Program.

ENSURE YOUR HOME INVESTMENT IS ADEQUATELY PROTECTED

Kuala Lumpur, 10 January 2014- Five years ago,
Ali had invested most of his savings to purchase a RM250,000 home and sank another RM60,000 to furnish his home.

To facilitate the purchase, he has taken an 80 per cent housing loan from a local bank. As one of the bank requirements is to buy a fire insurance to cover the amount of the loan, Ali let the bank decide on the value and the insurance company.

Unfortunately, many of us like Ali are unaware whether we have bought adequate cover for our home investment and whether we have taken up the appropriate insurance covers that best meet our needs and requirements.

To help us in our decisions, it would be best to understand the different types of property insurance covers that are available to us and under what circumstances can we be underinsured.

Types of property insurance
In Malaysia, there are three types of property insurance covers available for house owners to select from:
• Fire insurance
• Houseowners' Insurance
• Householders' Insurance or content insurance

Fire insurance is designed to provide protection against material damage to properties such as buildings, contents such as household equipment, fixtures and fittings.

The policy covers the loss or damage caused by fire and lightning or damage caused by explosion of domestic boilers or gas used for domestic purposes. However, the policy may be extended to cover other perils such as:-
1. Riot and strike
2. Malicious damage
3. Aircraft damage and articles dropped therefrom
4. Impact damage (excluding own vehicle)
5. Bursting and/or over flowing of water tanks, apparatus and pipes
6. Earthquakes, volcanic eruption, hurricane, typhoon, cyclone, windstorm
7. Flood
8. Subsidence and Landslip

The Houseowner's Insurance cover is a comprehensive insurance policy specially designed for owners of residential properties.

It covers the building against loss or damage caused by all the perils covered by the fire policy except riot, strike and malicious damage and subsidence and landslip, except as a result of earthquake and volcanic eruption.

In addition, the policy also covers:
1. Theft but only if accompanied by actual forcible and violent entry
2. Loss of rent if building is damaged and rendered uninhabitable
3. The insured's liability to the public in respect of bodily injury and damage

This policy may also be extended to cover:
1. Riot, strike and malicious damage
2. Subsidence and landslip

The Householders' Insurance cover is almost identical to Houseowners' Insurance, but the protection is meant for the contents and not for the building.

This policy would also be appropriate to renters as the landlord's policy only covers the building and not the possessions of the renters.

While it is true that one of the basic principles of insurance is indemnity i.e. one should not profit from an insurance claim, insurers have introduced the Reinstatement/Replacement Value Clause to meet the needs of consumers to conveniently replace or reinstate loss or damaged properties covered under a fire, houseowner or householder policy.

The clause provides payment of claim due to an insured peril without deduction for depreciation for age or wear and tear.

In other words, the full cost of repairs or replacement will be met subject, of course, to the condition that the sum insured of
the properties is adequate to cover the total cost of repairing or reinstating the building or insured properties at the time of the loss.

If the properties are underinsured, the insured will be compensated only in the proportion of the sum insured to the actual value applied to the full repair or replacement cost. In insurance terminology, the insurer is applying the principle of 'average' when this takes place.

Ways you can be "underinsured"......................

You have underinsured on your property insurance if:-
The insured value of your house is less than the market value or rebuilding cost of the house, excluding the cost of land.
Current insurance policy does not reflect increases for inflation.

If you have not taken into account and reported any recent renovations or improvements to your home over the years (such as an additional room or remodelled kitchen, etc.) thus adding to the insured value.

You have not taken a periodic inventory of all your possessions. When renewing your householders' insurance, it is advisable to take an inventory of all your possessions. This list will adequately reflect how much coverage is needed to replace all the contents in your home.

You may also be "underinsured", if you did not take up additional coverage for valuable items such as artwork, jewellery, antiques or collectibles.

For this instance, an 'All Risks' insurance policy can be effected to cover the valuables on an indemnification or more usually on an 'agreed value' basis against any loss or damage. The 'All Risks' cover has a list of specified exclusions.

Most insurers will demand a valuation before agreeing to insure any items of high value.
To avoid being under-insured, a yearly review of your property and possession should be done before renewing your policy to ensure adequate coverage.

On the other hand, take into account any depreciation cost to your householder items as you do not want to pay more than necessary.
If you have a claim, the more information you have about the damaged items -- a description of each item, the date of purchase and purchase price -- the faster the claims can be settled.
