Tenant Preferences:
Why Origin Still Plays a Role in Rental Choices
In Malaysia’s property rental market, it’s common to hear owners express a preference for certain nationalities when choosing tenants. One group that’s consistently viewed favourably? The Japanese.
But why is this so?
From my experience, the perception often stems from cultural values—such as respect for property, cleanliness, and quiet living—that align well with what most landlords hope for in a tenant. Many Japanese expatriates are also associated with well-established multinational companies, which adds a layer of financial reliability and stability.
I believe it goes beyond just nationality. It’s about culture, upbringing, and the environment someone is used to. Education and social values play a big part in shaping tenant behaviour—things like punctuality, responsibility, and how one treats a rented home.
That said, while national origin can offer some insight, I personally feel it’s more important to assess each tenant as an individual. A well-mannered, respectful tenant can come from any part of the world.
At the end of the day, good tenancy comes down to communication, mutual respect, and a shared understanding of responsibilities.
