TE MATA LODGE IS FOR SALE
Dear Friends of Te Mata Lodge
We hope this post finds you well and apologise if this is of no interest to you. With a touch of sadness, we are announcing that we are planning to sell Te Mata Lodge. The reasons for this are mixed, one part due to a change in family commitments and the second part due to us more and more outworking the heart of why we purchased Te Mata Lodge directly in the Thames community. As we serve in the local community, we feel it is time to live within that same community.
We plan to list the property in the next four weeks. Before doing so we want to share this opportunity with those who already know and love the property, you, our guests and friends.
The basics of the property are as follows:
â˘Owners accommodation (6 bedrooms) - 137.9 m² on the ground floor, a modern board and batten dwelling providing three-bedrooms, an office, open plan kitchen/living area, a bathroom plus 65m² of covered verandah on three sides.
Upstairs there is a further 108.3m² which now provides a second three-bedroom dwelling. The upper floor was completed in 2016, double glazing throughout, and provides an open plan kitchen/living area, a bathroom, hallway/laundry and three bedrooms. Tidy, well presented.
â˘Two modern plywood Shadow clad motel units providing 31.7m² in overall floor space each on two levels plus decks of 12.3m². Built 2005 and fully renovated internally last year.
â˘A 1960s style two bedroom cabin of 70.8m², fully self-contained, tidy.
â˘A 1960âs style single bedroom cabin of 47 m² with decks of 9.3m² - similarly tidy and self-contained.
â˘Seven individual cabins 15.9m² each. â also dating to the 1960s. Flat fibrolite exterior cladding to an iron lean- to roof â sleeps 4-6 containing bunks, queen bed, bar fridge, bench and flat screen tv in each.
â˘An ablution block of 58m² situated on the flat, handy to the cabins. Adjoining a large common reserve area the ablution block provides separate menâs and ladies toilet/shower facilities plus a small kitchen and laundryâ generally tidy.
â˘The property has consent for up to 47 guests to stay with a new wastewater treatment system that has been designed to support up to 75 people.
â˘The property has potential to increase the gross turnover. Especially through the untapped market of events and weddings.
â˘A 6 metre x 12 metre marquee and tables would be included with the sale for this purpose.
In the past we have had guests express how they would love to own such a property. Hereâs your opportunity! If your situation is one where you or someone you know may be interested in purchasing Te Mata Lodge, please let us know by the end of July.

p.s. In the comments section is a small video. This is taken from footage over the past couple years. Once there is better weather we will get up to date footage and create a full digital tour of the property. This will likely be a few weeks away.
