For sale $50,000

This is listed only to our followers for a few days before advertising.

Great weekender site for sale at Kai Iwi Beach Holiday Park. This is sold on behalf of the owner. The camp ensures people understand the lease which is separate and gives you 80 nights (or days) a year to use the site (you can have more for additional costs).

Beautiful sun-soaked spot, well provisioned and set for relaxing. Our beach is great for fishing, swimming, fossil hunting and relaxing. The camp is tidy and well looked after (ask anyone who knows).

Common Questions:

- Can I live here? Sorry, no—these are more like a beach house.

-How much is the yearly lease? Please call to discuss.
What am I buying from the seller? All items included with the sale which you own (caravan, deck, everything). They can be removed as you like—they are yours.

-Who owns the camp? Whanganui council—we own the lease.

-Who can use the site? Only the site lease holder and the five people they list under the standard lease, then anyone else they approve at a nightly charge. No one else uses the site; it is private and not a timeshare.

-What is involved in the lease? Any buyer must read the lease and talk with the camp, be approved for the site, before the sale is concluded. You will get all the details.

-Why not list the lease costs? It is not a secret but social media does seem to bring out the comments. Serious buyers can just call us for specifics.

We work really hard to make Kai Iwi Beach special and we have done well. Google Maps and NZMCA comments are a classic example—also look through our other posts; 3000 follow this page.

We are very often told our camp is the cleanest people have visited and our grounds are kept very nice. This is not for permanent living. This is for relaxing, teaching the kids to fish, fossil hunting the beach, having a wine with friends. It does not suit everyone and it isn't trying to.

We are a solid team of dedicated people who love our camp, our guests, our lease holders. We have cool clubs come through outside peak times too which are fun. If you are interested, come take a look, get all the details, have a chat. You can ask anyone in the place what they think of us and are encouraged to do so.

Call up 9am to 6pm and get all the details and come take a look!

We have a great range of cabins (self contained and not self contained still available they range from $80 to $250).

Powered campsites $45 per night ($36 for All Points and NZMCA) and $38 for unpowered sites.

Our coast line is geologically significant with our cliffs marked by shell lines showing transitions from deep ocean and beach as interglacial periods saw the oceans rise and fall. Our beach are rich with fossils many of which you can see at the camp office and learn about.

Or just crack a cold one and relax! Crank our BBQ's and sit back. We have a full amenities with kitchens, easy access toilet.

SOME ADDITIONAL DETAILS FROM COMMENTS

This is a fairly common camp ground arrangement. A bit like a cheaper form of holiday home and not meant for permanent living:

- The $37k goes to the owner of the assets on the site (not the camp). They built up the site so their family can use it as they like up to 80 nights a year.

- You can just buy the assets or you can sign a lease with the camp and keep them on site. You pay a yearly lease fee which you need to call to get details on (honestly it is the comments that make it this way interested parties call but everyone likes to comment an opinion). Read below for examples (we love you all either way).

- Only you and your guests can use the site, it is not a timeshare. You own the assets, you sign a lease. You can name 5 people (including children but no charge for babies) who can use those 80 days/nights with no extra costs. If you have guests outside the list of 5 they pay a standard camp nightly fee (cheaper than a campsite) per guest.

- Before you pay anything we explain everything, you see the site, you see the full lease agreement (can take copy to read first). You are welcome to talk to other people who have such leases in the camp (good bunch).

- You understand normal lease agreements. For example we look out for people and their ability to enjoy the place. So people making it unpleasant for others can be removed, the lease ended and the site would need to be cleared (or sold such as this sale by agreement). If that concerns people do not create a lease, if this seems like a good idea to you then call for details.

- In our years of doing this we have had very little problems, almost none that required people to leave. However for the enjoyment of all understand it is a great community and good people are totally welcome in it. We fish, swim, kids have a great time. People get relaxed and enjoy each others company. Summers are busy.

- Families often suite this setup, also retired people often with grand kids. You can to accept summer is busy with families and off season is quiet. Weekenders get a lot of lovely sunny relaxed days and access to fun festive peak times with their own setup.

- We try really hard to make Kai Iwi Beach special and we have done well. Google Maps comments is a classic example, also look through our other posts 3000 follow this page.
