Here’s a screenshot ng com sec ng isang transient group dito sa Baguio. Madalas tayo tumambay sa mga groups to promote our place. Kaso minsan, itong mga bad news ng mga naloloko nakikita natin. Can’t believe it talaga na every day dami nagpopost na na scam sila. Almost same stories. Naka hanap ng “good price “ for a place dito sa FB, nag down payment/ full payment, pero bandang huli, na block na, wala na matutuluyan. Tapos ayan nagpopost for awareness which is okay naman. The problem is, bakit kadalasan ng mga na scam ay nag reresearch nlng after ma biktima? Kaya kahit andaming awareness post sa mga scam page, dami pa din hindi aware. Haaayy sad. Sorry very sorry for guests who experience this. Ang saamin nalang, mag provide nlng kami ng honest services. That’s our way of helping na. Di namin ma control mga napupunta sa scammers. Pls be vigilant nalang. Sana talaga sa next time magvisit tayo sa groups, good recommendations naman mabasa.

Since I joined Accommodation fb groups here in Baguio, dumadaan sa wall ko mga rants ng mga na Scam na guests.

Most if not all of them have the same story, naghanap dito sa fb ng matutuluyan, naki connect thru fb din sa “owner” daw ng condo unit or transient, NAGBAYAD ng down payment or reservation fee dahil kung hindi daw, baka makuha ng iba yung slot. May iba din, NAG FULL PAY pa para daw discounted.

Only to arrive in Baguio and have no place to go kasi di na ma contact yung owner na nag collect ng payment. Blocked na sa messenger yung guest. Ang mas nakakalungkot? Ang dami nila. Ang nakaka amaze? Minsan ay same same name ng accommodation ang nirereklamo. Grabe, naging hanap buhay na nila ang manloko.

Nakaka awa din yung mga na scam talaga. Some of them may mga bata pang kasama, or senior citizens, or sick people na magpapagamot sana.

But another common thing observed sa mga nagrereklamo ay na trap sa mga offers na too-good-to-be-true: napaka murang presyo, malapit daw sa lahat ng pasyalan, 1 ride lang or walking distance sa mga sikat na destinations. Wala pong ganun.

Prices ng mga legit na accommodations ay calculated such that hindi masyadong mahal kasi malakas din ang competition at hindi rin masyadong mababa dahil hindi rin biro ang gastos ng paghohost ng guests if we want to give real comfort.

As to location, it is best to use maps para makita kung talagang malapit or malayo sa gusto ninyong puntahan.

Anyway, as a host, hindi rin natin gustong ma scam kaya i opted to utilize the Airbnb app. Kahit natural na may percentage silang kukunin, at least regulated ang both parties, guest and host alike. Hindi man kalakihan ang kita, at least may peace of mind.

Tips sa mga kasamang naghahanap ng long term tenant: Do Not Rush, Take time to Pray and Choose the Right Persons.

Kadalasan sa aming experience, if in a hurry kami na ma occupy ang unit, more or less, we don’t get the right persons in the sense na sila ay di marunong magsubmit sa rules and regulations. Ang ending, after at least 3 warnings on the rules violated, we kick them out, hanap ulit ng next. Mas stressful, mas kakapagod.

Whereas, if we take time to pray and choose, we get the right ones. They are the people who are respectful, responsible, and get along with us easily coz they treat our house their home, and we become families.

Aside from Pahingahan which is our short term rental/ Airbnb/ transient, we also have units for long term occupants. This 2-bedroom unit with its own kitchen and toilet & bath has just been occupied this May 2026.

We thank God for giving us tenants who become family to us. They usually stay for at least 2 years, some 5 years, some 10 years and counting 😊 but one thing is common, they all become close to our family and even our pets 🥰

As we welcome these new tenants, I’m already grateful that warmth is mutual. We hope to be a blessing to them and we’re happy to have another family added to our housemates.

To our previous housemates here at Holy Ghost, thank you for staying with us. Most of you were students during your stay here, now you are professionals and enjoying your career and family. We are very happy for you and you are always welcome to visit again. See you around ❤️

*Btw, thanks to ABEhomes Construction for this upgrade, the renovation made it brand new and I was overwhelmed at how many people were inquiring about it before it got occupied- more than 200 of them. So if you need some upgrades for your units, you know whom to call 😊

Kwentong Airbnb, Bookings, Excitement, Worries, and Trusting

So we first listed our unit end of March na, not sure if may makapansin ba. Hard work and prayers puhunan mula sa pag process para ma turn over til ma furnish.

Heto na, ready na, pero sino magbobook? Saan hahanap ng clients? Daming transients here and there. What will make them book us, or even notice us?

Bagong set up ang page, wala pang followers. bagong listing sa Airbnb, and I’m also new as a host using this App. Kailangan kong aralin lahat nang mabilisan.

Sleepless nights in navigating the app, puyatan din sa pag post sa groups, sa pag comment sa bawat “Looking For” na dumaan sa wall, ubusan ng braincells sa pag iisip ng diskarte. Naging photographer instantly, napa vlog pa nga hahaha. As in kapalan nalang ng mukha coz may mangyayari ba kung magpaka shy nalang tayo sa sulok, baka ang unit tuluyan nalang mabulok.

Then eto na nga, may nag inquire! Uyy, kakakilig, pero inquire lang pala haha 😆 okay lang, at least napansin, tuloy pa din. Post dito, post doon, salamat din sa mga nag share ng posts po.

Finally may mga nagbook na, naka hinga na tayo kahit papaano. Thankful kahit hindi fully fully booked ay meron naman 2 nights 1 night 3 nights tapos good reviews pa kaya wow thank You Lord po talaga.

Syempre ibang hussle nanaman ang pag host, pag clean and prepare for next guest, at walang katapusang pag sagot ng inquiries. Tiyaga lang talaga.

The first 3 weeks were awesome. Saktong bookings lang at least hindi zero. So very happy ng first time Airbnb host na ito.

The next 2 weeks na sumunod is another story, na zero na nga. Huhu. I didn’t stop working. Daming inquiries during those times, but nothing converted into booking. Na sad real quick. What went wrong? 5 star naman tayo. Dahil kaya di ko na naharap mag post sa groups? Andami ko na tanong, bawat araw na lumipas na walang booking nakaka stress.

I did my best, i also kept praying, and that helped a lot. Sa prayer ko nirerelease ang frustration, ang pagod na walang napala, ang expectation na hindi natupad. I learned to trust, I learned to accept, to acknowledge na reality din yan ng hosting na hindi lahat ng panahon meron. There I found peace, we are still blessed.

Later on, out of nowhere, itong isang guest namin for 1 time lang and 1 night lang, (na hindi ko masyado naka interact kasi walang inquire inquire nagbook lang agad) nag request to book our unit for almost 2 months. 😮‍💨 sigh.

Salamat Lord. Mejo makapahinga na ang inday. Slight lang naman haha.
Thank you our dear guests. Thank you din sa roller coaster experience. I know marami pa tayong di nasubukan, we’re just getting started. Pero salamat salamat.
